This residential paradise for families is located in a former three-sided farm embedded in a 6000 m² permaculture and orchard area. In the three tastefully renovated buildings of the former farm, there are 5 self-contained, furnished residential units of between 80 and 160 square meters, each with their own terraces and garden plots. In addition, extensive communal areas, workshops and education rooms allow the families living there to come together and provide space and stimulation for the children to play and learn together. An inner courtyard, which is completely sheltered from view and open to the south, invites you to linger. The inner courtyard also has a natural pond with a stream and observation bridge. The entire grounds are surrounded by natural hedges and bordered by a small stream.
The property is heated centrally with a wood chip system. A constructed wetland purifies the process water on site. The water supply is provided by public water. The farm's own well is used for irrigation.

The three-sided farm is situated in an absolutely quiet hamlet location in beautiful hilly country surrounded by meadows and forests. The nearest small town, Markt Tann, is 5 km away and can also be reached by bike. In addition to grocery stores, there is also a pharmacy, general practitioner, dentist and vet, as well as a secondary school. The elementary school and kindergarten are located in Reut (2 km) and Taubenbach (5 km). A municipal bus stops directly in front of the property to transport the children.
The nearest larger towns, Simbach am Inn, Pfarrkirchen and Eggenfelden with secondary schools and grammar schools are 10 to 18 km away. There are also connections to Montessori (Eggenfelden and Rotthalmünster) and Waldorf schools (Unterneukirchen). The spa triangle of Bad Birnbach/Bad Griesbach is only half an hour away, as is the cultural town of Burghausen. Munich can be reached in 1 hour (10 minutes to the A94), Passau and Salzburg in just under an hour.
