16548 Glienicke/Nordbahn – BrandenburgThe property was built in 2000 as a low-energy house in timber frame construction. The exterior walls are therefore very well insulated and the house has an excellent indoor climate.
Measured by its age, the house has a very good energy standard C on a scale from A to H.
It was planned and built as an individual architectural design with a well thought-out floor plan with lots of light, space and optimal use of space.
Special feature: there are four external doors, one in each direction.
It has been a non-smoking house since it was built.
The house is "first-hand"; my parents have lived here since it was built and have looked after and maintained it very well.
The first floor is very spacious and bright due to the open floor plan. The spacious hallway accommodates a comfortable and age-appropriate staircase with above-average width and no step distortion.
A pantry is directly adjacent to the large kitchen with fitted kitchen. The kitchen has two interior doors in the form of sliding doors running in the wall to the hallway and the dining area, as well as windows and patio doors to the west facing the street. The southern exterior wall of the dining area is fully glazed in the style of a conservatory; an external venetian blind system provides sun protection and a view if required.
The living and dining areas merge into one another; many a family celebration has been held here. The terrace is partially covered and equipped with an awning. On the ground floor there is also a guest room with its own terrace access and the adjoining shower room.
The utility room is also located on the ground floor; it also serves as a storage room and workroom.
A room height of 2.70 m was achieved on the top floor, so that the rooms here have an extended volume. The staircase from the ground floor leads to a hallway, which is designed as a gallery with a work area.
Adjacent to this are two large individual bedrooms and a bathroom with a bathtub and large shower. The laundry room is integrated here behind a partition wall; there is an exhaust air opening in the outer wall for the tumble dryer and a kitchen sink.
A hatch with a scissor staircase leads to the attic, which can be used as a storage room.
The house does not have a cellar. Storage space can be found in the utility room, in the extra-wide and extra-long large garage (3.60 x 8.00 m) with access to the garden and in the garden shed.

Remodeling/renovation:
On the top floor, the interior walls are constructed using drywall. The floor plan can therefore be changed relatively easily.
With minimal effort, an additional bedroom or study can be partitioned off on the gallery without interfering with the statics and without changes to the electrics.
The existing two large bedrooms can be converted into three bedrooms with a small amount of effort, also without interfering with the statics, so that a total of five bedrooms/study rooms are possible in the house. Radiators are already sufficiently installed so that this conversion is possible without changes to the heating system.
A corresponding architect's plan of the conversion options is attached.
The heating system (gas condensing boiler), which is serviced annually, is 25 years old and should be replaced soon.
The hot water tank has been replaced in the meantime.
There are already cables and empty pipes from the plant room to the roof peak for the potential installation of photovoltaics and solar thermal energy on the roof.
The house has wooden windows made from European softwood. Insulating glass to the latest standard can be installed in these without any further conversion work, meaning that energy consumption could be reduced even further if required.
The façade was repainted a few years ago.
The large skylight above the staircase was also extensively replaced a few years ago.
Bids:
