The imposing building was erected in 1914 as a two-storey villa in traditional craftsman style. The property has been repeatedly modernized in recent years. The hot water supply and heating of all rooms is provided centrally by a gas condensing boiler.

Münster (Westphalia) is about 35 km away (south), Osnabrück is about 20 km away (north).
The town center of Tecklenburg impresses with its very well-preserved medieval buildings and narrow cobblestone streets. Many of the buildings are half-timbered and most of them are listed buildings.
The property is located in an upmarket residential area dominated by detached single-family homes and villas. The city center is 250 meters away and can be easily reached on foot.
The nearest bus stop is 40 meters away. The highway connection to the BAB 1 exit Lengerich is only 5 minutes away.

The Tecklenburg open-air theater with 2300 seats is of supra-regional importance. Musical and theater performances have been held in the ruins of Tecklenburg Castle since 1924.
The HEXENPFAD circular hiking trail and the Hermannsweg trail are two attractions around the Teutoburg Forest. The Hermannsweg runs for 156 km along the main ridge of the Teutoburg Forest and is considered one of the most beautiful high-altitude trails in Germany.
