We are selling our detached family home in an idyllic location, available for occupancy virtually immediately. To meet current standards, and depending on your requirements, further modernization could be considered. This would allow you to customize the property to your own preferences. According to the development plan, subject to official approval, it may even be possible to add another story to the building.
The house is located on a quiet cul-de-sac, surrounded by beautiful old oak trees, small detached houses, and a kindergarten, in the historic center of Erlenstegen. It comprises approximately 125 square meters and features five individual rooms with three small attic spaces. The energy performance certificate was created approximately one year ago. The result was a solid "D," which is a quite positive outcome considering the year of construction, 1899. The exterior facade has a 12 cm thick layer of insulation, and the roof, which was renovated approximately 20 years ago, consists of 16 cm thick wood fiber insulation panels that were installed between the rafters. This resulted in very comfortable temperatures throughout the house, both in winter and summer. In addition to the gas boiler in the downstairs bathroom, which serves all the rooms, we also used the fireplace for a cozy warmth. This is not just a property being sold, but a place to feel good.
