Description of the three living units:
Apartment in the attic:
The apartment is bright and filled with natural light. In front of the apartment, there is a small balcony with seating. Access to the apartment is via a hallway/foyer. The entrance is via a separate external staircase on the right side of the house. The balcony, with an area of 6 square meters, serves as a small terrace. The living/dining area features a fireplace.
The spacious bathroom was renovated in 2015 and has a very large window front.
The kitchen area includes fitted kitchen units.
The living/dining area and bedroom have laminate flooring. The hallway, kitchen area, and bathroom have tiled floors. Some of the windows have roller blinds and blinds. The entire living unit has underfloor heating. A storage room in the basement is also included with this unit.
Apartment on the ground floor:
The living unit was last renovated in 2022. It features a sunroom with direct access to a private garden and a spacious terrace of approximately 21 square meters. Separate entrance on the side of the house. The kitchen, living, and dining areas are also open-plan. A fireplace can be installed in the living area. A spacious terrace area of approximately 20 m² extends from the living/dining area. The bathroom and second bedroom were newly renovated in 2025. The living and bedroom are equipped with shutters. In addition to the kitchen, there is a small storage room.
The bedroom has laminate flooring, while all other rooms have tiled flooring. This apartment also features underfloor heating. The sewage pump will be replaced in 2026. The house has a new, modern condensing oil heating system (2024) with a central hot water tank (2025). It is expected that the energy consumption will be significantly lower than before, as indicated in the current energy performance certificate. The data used comes from the heating periods prior to 2015 to 2024, using the old oil-fired boiler that had been in service since 1989. The initial forecast from 2024 shows a significant decrease in consumption. However, the new high-efficiency boiler was only installed in April 2024, meaning that the full impact will not be reflected until the end of the heating period. Therefore, instead of the current energy demand level F, which is 162 kWh/m² per year, we can expect an energy demand level of approximately D, which is 125 kWh/m² per year.
Location
The property is located on the edge of the field on the development boundary in a cul-de-sac. It is approx. 80 m away from the traffic-calmed residential street. Within walking distance of the village center of Pulheim Stommeln, with the usual stores for daily needs as well as medical care, schools, kindergarten, sports facilities and leisure activities (golf, tennis, horse riding).
