The 9th district stretches from the edge of the city center in the east (Marsfeld) to Nymphenburg Palace with its palace park in the west and extends north-south from the Biedersteiner Canal to the Hauptbahnhof-Pasing railway tracks.
With the Botanical Gardens, the Nymphenburg Palace Park and the Hirschgarten, the district has extensive green and recreational areas of city-wide importance, but is also burdened by high traffic volumes, including the connection of the A8 to the urban area and a section of the Mittlerer Ring.
The district is characterized by a mixture of different urban structures. In the original Neuhausen (incorporated in 1890), which was already a prosperous district in the late Gründerzeit, the main streets are dominated by residential and commercial buildings from before the First World War, especially along Nymphenburger Strasse and around the district center Rotkreuzplatz. The mostly quiet side streets are dominated by residential buildings, some of which are prestigious old houses.
Around half of Neuhausen's real estate stock is protected as an ensemble or listed building. In the southern part of Neuhausen, extensive, cooperatively organized "railroad estates" were built in the course of the commercial and industrial settlements along the railway tracks in the area of Arnulfstrasse and Donnersbergerstrasse, which are adjoined by extensive housing estates from the interwar period up to Nibelungenstrasse. The new quarter at Hirschgarten was designed to create living space for around 4,600 residents and around 5,500 jobs. A large part of the development has already been realized, as has an S-Bahn stop at Friedenheimer Brücke, named Hirschgarten.
Gern lies to the north of the Nymphenburg Palace Canal. This part of Nymphenburg is largely characterized by its stock of old residential buildings. The character corresponds to a villa colony from the Art Nouveau period. Neighboring Nederling is also dominated by low and largely single-family houses, but these are much younger than in Gern and were partly built after the Second World War.
The Nymphenburg district, around the palace and in the area to the north and south of the Nymphenburg Canal, also differs significantly from Neuhausen in terms of its building structure. At the beginning of the late 19th century, a prestigious, upper-class villa district developed here, not least due to its proximity to the magnificent palace complex, with numerous examples of Wilhelminian architecture. In recent years, however, family-friendly new housing estates with the necessary infrastructure facilities have also been built.
In addition to a wide range of companies from the retail and service sectors, the 9th district has numerous public facilities, including the Deutsche Bahn AG branch, the Bundeswehr administration center, numerous hospitals (such as the Red Cross Hospital, the German Heart Center, the Hospital of the Brothers of Mercy, the Third Order Hospital with children's clinic) and other important social facilities. The new criminal justice center for all seven Munich criminal justice authorities with offices for 1,300 employees and 54 modern courtrooms, including what will be the largest trial hall in Germany, will be built by the planned move in spring 2025. The social composition of the population in the district is very mixed, reflecting the different urban structures.
Since the end of 2022, the population of Neuhausen - Nymphenburg has been just over the 100,000 mark.
