The house has a rock-solid building fabric. It was completed in several construction phases. The front apartment was ready for occupancy in 1965, the rear apartment was completed in several construction phases in 1997. Our father's first profession was bricklayer. He had every stone and every brick in this house in his own hands.
The property has a full basement (approx. 170 m2) and has daylight in some of the basement rooms and several direct ground-level accesses to the outside. There are two large rooms that have also been used temporarily for residential purposes. However, they are also suitable as offices or workrooms. There is also a small shower room and a small kitchenette in the basement. There are also two garage spaces, a work corner, storage room, boiler room and a large laundry room.
The two apartments have separate electricity meters and heat cost allocators if you want to record the heating energy for the apartments separately.
The house is in need of renovation. The windows are all thermopane, but in the front part of the house they date from 1965 and should be replaced in good time. The parquet flooring (solid wood strip parquet) in three rooms is discolored by sunlight and could be sanded and resealed. Wallpapering or a new coat of paint is recommended in most of the rooms. The exterior facade could certainly be made more attractive.
The roof was redone in 2019 (flat roof). The heating (oil, 2016) is in good condition. A solar collector on the roof, which fills a large hot water tank in the boiler room, helps to heat the water. The heating has been recently serviced, the chimney sweep was also there in January and checked that everything was in order. The chimney on the roof was relined this year.
