The house has been continuously maintained. Therefore, there are no immediately necessary renovations. The window in the kitchen and two windows in the living/dining area as well as the patio door were replaced with plastic windows in 2011. All other windows are wooden windows from the year the house was built. They work, but should be replaced occasionally. The electrics are from the year of construction. New wiring in the kitchen is worth considering. Of course, you can adapt the ambience to your own taste by wallpapering or new floors.
The house is connected to the district heating supply in Göppingen-Ursenwang. This can process both oil and gas as fuel and can therefore fall back on the cheaper fuel in each case. The plan is to use the waste heat from the Göppingen waste-to-energy plant, which already heats the hospital and the BePo. The invaluable advantage of this is that there is no need for an expensive investment in a new heating system now or in the future. Over the last 8 years, the building has consumed an average of approx. 17,500 kWh of heat per year for heating and hot water. This corresponds to a calorific value of 1,750 liters of heating oil.
The existing kitchen is included in the purchase price. The furniture shown in the pictures can be taken over free of charge on request. There is a stair lift in the stairwell of the house, which connects the ground floor with the first floor. This does not interfere, but can of course also be removed.
Location
Göppingen-Ursenwang is only a few minutes' drive from Göppingen. The bus connection to Göppingen is excellent. There is a bus stop nearby. The local infrastructure includes a kindergarten and a primary and secondary school. There are two doctors and a pharmacy, a modern Edeka store, DHL store and a bank branch (with advice). In the immediate vicinity, traffic-calmed paths in the village and beautiful hiking trails in the direction of the Albtrauf invite you to take a walk and relax.
