This cozy little house stands on a corner plot in a quiet residential area on the edge of the forest.

The house - built in 1960, extended/modernized in 1980/1981 - has been lovingly cared for by the parents ever since.
It has four rooms:
- Dining room,
- bedroom,
- living room (electric shutters),
- children's room
- fully equipped eat-in kitchen (electric roller shutter)
- bathroom (daylight, bathtub, WC).

In addition to a large car, the garage also offers space for garbage cans, bicycles and a small workshop.
The garage door is electrically operated.
Access to the garden is also possible via the garage.

The building has a partial basement consisting of three rooms.
Among other things, there is a washing machine connection, a space for an exhaust air dryer, a shower, a washbasin and a toilet.
There is access to the garage from the cellar.

Ernsgaden is part of the Ingolstadt region and belongs to the Hallertau hop-growing region.
The municipality is surrounded by natural landscapes such as the Feilenforst forest and the Feilenmoos recreational area, which are ideal for outdoor activities.

Thanks to its good transport connections and infrastructure, Ernsgaden is an attractive residential community, particularly due to its proximity to Ingolstadt and other places of work such as Geisenfeld and Manching. Ernsgaden is conveniently located on federal highway 16 and the Ingolstadt-Regensburg railroad line in the Ingolstadt region, around 15 km from Ingolstadt.
