Large-scale viewings and intrusive real estate agents are absolutely not welcome! This relatively new and high-quality bungalow is being sold discreetly and professionally – directly from owner to owner – without the involvement of a real estate agent. According to current plans, the earliest possible date for handover would be August 1, 2026, or by agreement.
This is a classic bungalow with a hip roof, rectangular in shape, and painted white. The roof is made of clay tiles (not concrete) in anthracite gray, and it features a south-facing photovoltaic system with a capacity of 6.25 kWp and a 5 kW battery (installed in May 2025 and expandable by a professional if needed).
The property is a corner lot with street frontage on the south and west sides, offering unobstructed views and plenty of sunlight through three large, double-glazed, floor-to-ceiling windows facing south and one facing west.
The property was completed in May 2022 and occupied on June 1, 2022. When comparing prices with other properties, please note the likely more solid and comprehensive equipment compared to other options. Due to the current noise protection regulations related to the BER airport, a wooden beam ceiling was not installed, but instead a concrete ceiling (additional cost approximately €20,000). The exterior walls (as well as the load-bearing interior wall) were constructed using 17.5 cm thick, high-density calcium silicate bricks, plus insulation. The remaining interior walls were built using 10.5 cm calcium silicate bricks (additional cost approximately €7,000 - no aerated concrete or drywall!). The windows in all rooms – living room, dining room/kitchen, bedroom, office, and guest room – were fitted with enhanced noise protection windows (additional cost approximately €7,000). (Note: the front door, utility room, and bathroom do not have these enhanced windows, as noise protection requirements typically do not apply to these areas, especially given the night flight ban!).
All windows are burglar-resistant (additional cost approximately €2,000), and the exterior is painted in an anthracite color (additional cost approximately €2,000). Following the recommendation of the noise protection expert, no blinds were installed; instead, blackout curtains are used inside. The bungalow meets the KfW 55 standard and is heated by a heat pump via underfloor heating, which also produces hot water. Initially, I had approximately... The property consumes a total of 4,000 kWh of electricity per year. However, the current consumption figures are not representative due to the planned installation of a photovoltaic system with battery storage in 2025, as well as the purchase of a hybrid car. The open-plan kitchen with dining area and living room are spacious and designed with an open layout, facing south and west, and feature three large, double-glazed, floor-to-ceiling windows, providing plenty of natural light and reducing heating costs. The large master bedroom (approximately 20 m²) faces south and east, with one small window facing east and a large, double-glazed, floor-to-ceiling window facing south. A third, smaller room faces northeast and is currently used as a guest room. A fourth, smaller room faces northwest and is currently used as an office. The practical bathroom features a walk-in shower with a glass partition, a large bathtub (180 cm x 80 cm) with thermostats, and a large vanity. The fitted kitchen is practical and includes a built-in sink, dishwasher, refrigerator with a separate freezer compartment, extractor fan, a 5-zone induction hob, and an oven. The ceiling height is 2.52 meters. The door height is 2.10 meters. The open-plan kitchen can be separated from the living area by installing a door and a (glass) partition at a later date. The design of the bungalow, both inside and out, in terms of color and layout, is modern and functional. The flooring consists of tiles and laminate.

The price of the bungalow was estimated at €643,000 in March 2025. Subsequently, a solar panel system with battery storage was installed and commissioned in May 2025 by a local specialist company at a cost of approximately €13,000. The solar panels and heat pump still have the standard warranties. Upon request, the original companies that carried out the work can continue to provide maintenance services. An energy performance certificate was not created because it is a new building, but a comprehensive report of over 100 pages was prepared by the energy consultant who oversaw the construction. All documentation is available and can be provided. The modern fitted kitchen, in shades of ash, white, and anthracite, is to remain in place (included in the price). The fitted appliances, cabinets, shelves, etc., as well as dishes, pots, coffee machine, washing machine, tall refrigerator, and lamps, can be taken over if desired/by arrangement. All electrical appliances (including lamps - LED) were rated A+ or better at the time of purchase (efficiency ratings do change frequently). The exterior design – the garden – is intentionally somewhat "wild," meaning no manicured lawns with robotic lawnmowers. - A desired redesign could certainly be implemented with relatively little effort. Existing plants: There are still some established plants present: a large rhododendron, 3 fruit-bearing pear trees, a blackberry hedge, and a large, fruit-bearing cherry tree. - In addition, there is potential for some new planting: hedges, flowers, shrubs, and fruit trees (which will require some time to mature). Location
The location in the Blankenfelde district – part of the Mahlow-Blankenfelde municipality – is very central, in what's known as the "Composers' Quarter." All essential amenities, such as schools, doctors' offices, bakeries, and supermarkets, are within a few minutes' walk or bike ride.
There is an S-Bahn station (S 2) and a regional train station. Using the regional train, it takes just two stops to reach Berlin-Südkreuz, four stops to reach the main train station (21 minutes), and just one stop to reach BER airport (9 minutes)! The train station is approximately 15 minutes away on foot. Alternatively, you can cycle or drive (there is a Park & Ride car park directly at the station).
The distance to the southern edge of Berlin, specifically Lichtenrade, is approximately 4 kilometers as the crow flies.
By car, it takes approximately 30 to 60 minutes to reach the Reichstag/government district, depending on the time of day and traffic conditions.
