01917 Kamenz (Cunnersdorf) – SachsenHealthy living in a great landscape.
The apartment has 112m² of living space and was designed for families with two children or home office or, after installation of a stair lift, for senior citizens. It is located on the 1st floor of a newly built two-family house with a large balcony and plenty of storage space in the (unheated) attic.
You enter the house through a separate entrance, on the ground floor there is enough space for a checkroom. The beech wood staircase leads you to the apartment on the upper floor. A spacious hallway with storage facilities takes you into the large, open-plan kitchen/living room. You continue through the living area to the balcony. The bedroom has a small dressing area, both children's rooms have space and large windows for plenty of light.
In addition to the main bathroom with bath and shower, there is a guest WC.
The utility room offers enough space for a washing machine, dryer and a utility area.
The entrance, shower and terraces are barrier-free and all doors are suitably wide.
The plot belonging to each apartment always has a garden area corresponding to the size of the apartment and is completely fenced in. In addition to the letterbox system, each apartment has an intercom and video function - so you can see who is at the gate.
The apartment has a terrace at the bottom. A privacy screen has been installed between each of the neighboring terraces, supplemented by some tall thuyas, so that you will soon no longer be able to "look at your plate".
The plants shown in the sketches, such as hedges and trees, have already been planted. The illustration corresponds to the full-grown size of the respective plants. There will still be room for your own garden design.
On the very spacious balcony you have a sunny spot and a beautiful view.
The apartment comes with a parking space and another carport parking space.
Cable for an electric charging station is provided.
There is a lockable tool shed for storing bicycles, garden tools, etc.
To keep operating costs low, the houses were built to KfW 40 efficiency standards.
This means they are optimally insulated and fitted with triple-glazed windows.
A ventilation system provides regulated fresh air - with over 90% heat recovery and asthma-friendly air filtration.
We heat the houses with state-of-the-art heat pumps, and the hot water required in the bathroom is also heated in this way.
The hot water in the kitchen is heated using instantaneous water heaters.
You pay your own household electricity costs. An installed PV system helps you to reduce costs.
Water from a cistern is also available for watering the garden.
Finally, the houses will be fully QNG-certified. Essentially, this is about:
Healthy living: all building components - down to the last grout - are tested and certified for harmful substances.
Sustainability: in addition to the CO2 balance, all components are also tested for how they were manufactured, transported and can be recycled later.
Ageing in place: Every tenant should be able to remain in their home independently and for as long as possible - this is taken into account in the design.
A stair lift can be retrofitted without any structural alterations. All doors and passageways are wide enough to accommodate rollators and are designed to be barrier-free.
Of course, all of this is certified and has its (correspondingly high) price.
But we don't want to have to modernize again in a few years and increase the rent in the process. The rental agreement will be concluded as an index-linked rental agreement. Rent increases are only linked to the inflation rate - fair for both tenants.
The minimum rental period is one year. After that, the statutory notice periods apply.

Access to the front door is either by stairs or a senior-friendly ramp.
The bathrooms are tiled, all other rooms are fitted with very high-quality designer flooring in light oak. It is sound-absorbing, easy to clean and very robust.
All windows are fitted with electric external shutters.
Our apartments already have a complete, very high-quality fitted kitchen with plenty of integrated storage space. All kitchen appliances are of the latest and most economical generation from SIEMENS, including a microwave.
The bathroom already has an LED-lit mirror cabinet.
A ready-made SAT system enables classic TV reception even without an internet or cable contract.
For those who don't like Wi-Fi, additional Ethernet sockets are provided in the rooms to distribute the Internet without radiation. In the 4th quarter of 2025, Cunnersdorf was also supplied with fiber optics.
The apartment has already been prepared for this using empty conduits so that it can start straight away.
Those who do not want fiber optics can work in Cunnersdorf with quite good radio reception from the two providers.

In Cunnersdorf, a district of Kamenz, a small new housing estate with seven houses, each with two residential units, has been built. The development also includes a playground and plenty of green space. There used to be a watermill, which was fed by the mill pond, among other things. Another inflow came from the overflow of the fountain - this is now the namesake for the small settlement "Brunnenweg". The project closes a gap in the local development, sparing farmland and creating new living space.
The Kamenz district of Cunnersdorf is also almost 800 years old and is located around 5 km from Kamenz. The surrounding area is rural, characterized by pond farming and well developed for tourism. You can expect a lot of peace and nature - and everything is still centrally located. There is a restaurant in the village with excellent cuisine, a hall and a beer garden.
There are currently two bus routes (771 and 788) to Cunnersdorf. The nearest bus stops are at the kindergarten and the Alte Gärtnerei, both about 250m away.
The Lessingstadt Kamenz itself has just over 17,000 inhabitants and is located in Saxony, here in western Upper Lusatia at the foot of the Hutberg.
The nearest freeway junctions Pulsnitz and Burkau on the A 4 are both around 15 kilometers away. The Ruhland junction of the A13 is 30 km away.
Kamenz railroad station is the terminus of the S-Bahn line 8 Dresden - Radeberg - Kamenz. There are three city bus routes in the town. The former Senftenberg-Kamenz railroad line is currently being reactivated. This will also make Cunnersdorf directly accessible by train again.
Kamenz airfield, located on the north-eastern outskirts of the city, is one of the most attractive and popular airfields in Saxony. At the same time, it is also one of the oldest and, above all, still active airfields in Germany.
Economically, the town is home to many small and medium-sized companies in the textile, mechanical engineering, kaolin and plastics processing sectors.
The north of Dresden, home to the growing chip industry, is just 40 km away.
Kamenz has several hotels, restaurants and a small, lively town center. Church and culture are promoted and tourism is being further developed. The network of cycling and hiking trails is constantly being expanded. Among other things, the ecumenical Way of St. James leads through some parts of the town.
