23669 Timmendorfer Strand (Niendorf/Ostsee) – Schleswig-HolsteinWe are selling our beautiful 3-room apartment with converted attic studio in the Niendorf district of Timmendorfer Strand.
The apartment has approx. 77 m² of living space on the upper floor plus approx. 27 m² in the attic. It is possible to connect the two units via an internal staircase. A corresponding building permit has already been granted.
The lower main apartment consists of a beautiful large living room with sliding door to the balcony with distant Baltic Sea view. There are also 2 Velux skylights in the living room and a connection for a wood-burning stove.
Another room (we used it as a bedroom) next to the living room also has access to the balcony via a balcony door.
The third room was used as an office and guest room and faces the left-hand side of the house.
All these rooms, including the beautiful hallway, are fitted with solid wood ship's floor parquet.
The new bathroom from 2021 has a walk-in shower and is fitted with gray porcelain stoneware. The fitted kitchen with oven and dishwasher is from 2018 and has vinyl flooring.
The apartment was completely renovated in 2021. Among other things, the entire electrical system was renewed (with LAN connection in all living rooms) and new radiators were installed in the living room and bedroom.
The converted attic (studio) is currently a separate area. There is a large living/dining room, also with new radiators, a kitchenette and wood-burning stove as well as a shower room with window. In addition, there is another small bedroom (also with new heating), which is directly accessible from the hallway and can be rented for €22 per month, as it is communal property. On the top floor there is a storage room and access to the attic
The house also has a garden area behind the house with a Biohort garden shed from 2018. The garden is ideal for barbecues or relaxing away from the hustle and bustle. Garden maintenance is carried out by a gardener who is paid from the house rent.
The apartment also has its own cellar room with washing machine connection and its own parking space. Laundry can be dried in the shared boiler room. A fiber optic line for fast internet has been available in the building since 2025.
The house itself was built around 1966 and consists of 5 apartments, which the owners use themselves (mostly as a second home). Vacation rentals are not permitted, but permanent rentals are.
The friendly community of owners has remained unchanged for years and manages the house itself. The heating was renewed only a few years ago. A decalcification system was also installed at the same time.

Location
The seaside resort of Niendorf/Baltic Sea belongs to the municipality of Timmendorfer Strand and has approx. 2,700 inhabitants. It is approx. 500 m from the house to the beach and the Brodtener Steilufer.
Other nature reserves, as well as the bird park and the cute Niendorf harbor are within easy walking or cycling distance.
Schools, nurseries, doctors, restaurants, supermarkets and shops are all in the immediate vicinity, some within walking distance.
From the bus stop (approx. 100 m away) on line 40, you can easily travel up the coast towards Scharbeutz or in the other direction to Travemünde and on to Lübeck. The nearest train station in Travemünde Strand is within easy reach. The apartment can be reached by car via the highway exit Ratekau of the A1 past Karls Erdbeerhof.
