Climate-neutral living: Country estate with modern living ambience and historical flair in a picturesque, quiet location by a cornfield - no brokerage fee
21755 Hechthausen – NiedersachsenExperience the best of both worlds:
This extraordinary country estate combines sustainable, climate-neutral living with modern comfort and the timeless charm of historic architecture. Nestled in a picturesque setting, surrounded by a beautifully landscaped country house garden with mature trees and harmonious planting, this special thatched-roof property offers an oasis of peace, relaxation and privacy - a place with an exceptional quality of life.
The original half-timbered house from 1820 (not listed) has been extensively renovated and modernized with great attention to detail. Modern, sustainable technologies were used - including a brine-to-water heat pump, a water-bearing stove, a solar thermal and photovoltaic system and a wallbox.
The heart of the house is located on the first floor, which measures approx. 199 m²: an open-plan living and dining area with a seamless transition to the luxuriously equipped kitchen. A central wood-burning stove creates a cozy atmosphere. The space is complemented by a stately, approx. 72 m² fireplace room - once the barn - a guest WC with shower, a modern utility room and an additional storage room, which also houses the electricity distribution cabinet with smart meter, the PV inverter and electricity storage unit and the fiber optic connection.
The 136 m² upper floor impresses with three well-designed rooms and a spacious bath/shower room. An additional room of around 30 m² with its own shower room and separate dressing room forms a self-contained unit - ideal as a guest or parents' area.
The top floor offers additional usable space - ideal for creativity and organization.
All bathrooms are designed in a modern, elegant style, have level-access showers and - like the entire first floor - underfloor heating.
All windows, dormer windows and exterior doors are custom-made from wood. The kitchen's historic-style patio door leads directly onto a picturesque breakfast terrace. A modern double-leaf glass door opens the living area to the main terrace - for light-flooded living with direct access to the garden. A stylish historic porch connects the house and garden in a practical and aesthetically pleasing way. Today, the fireplace room welcomes visitors through a stylishly glazed Groote Döör.
The lovingly landscaped vegetable garden, a large wooden garden shed, four different terraces and numerous idyllic seating areas make the garden area a charming retreat. A spacious double carport with 2 elegantly painted storage rooms for bicycles, garden tools, etc. and a U-shaped driveway that winds harmoniously around a majestic, ancient oak tree complete the overall picture of this unique property.
