Family happiness close to nature
47623 Kevelaer – Nordrhein-WestfalenThis great property is located at the end of a quiet cul-de-sac in a nice neighborhood on the southern city limits. A small and well-kept front garden adorns the entrance to the house with its own driveway and an open garage, which allows you to reach the front door with dry feet.
Despite its compact external dimensions, this property turns out to be a little space miracle. You enter the house into a spacious hallway. The generous clean-off mat embedded in the floor allows you to comfortably remove your shoes and slip into your slippers. This keeps the hallway clean at all times, even in the wet season, and relaxation begins as soon as you return home.
To the left of the hallway is the modern kitchen, which is in keeping with the spirit of the times with its furnishings and offers plenty of storage space in the large drawers with full-extension runners. Here you can cook, fry, bake and indulge in culinary delights to your heart's content.
Next door is the guest WC, which continues the furnishing concept and has only recently been modernized.
To the right of the hallway is the utility room with gas, water, electricity and fiber optic connection. There is also some storage space here.
You enter the living and dining area via a large sliding glass door. The living area has a large sofa for the whole family. Whether it's an exciting thriller, heartbreaking romantic drama, comedy, action thriller or children's movie, you can spend great TV evenings together here. If you like to have friends over for dinner or a games evening, the dining area can accommodate a table for up to six people.
You can access the covered terrace via a double patio door. The stretched awnings create a cozy atmosphere. A sliding glass wall, which can also be opened to the left and right across the entire width as required, keeps out the wind and weather and allows you to sit outside on sunny winter days without having to freeze. Behind the terrace is the low-maintenance, south-facing garden. In addition to barbecues with friends and neighbors, you can also enjoy balmy summer nights here with a view of the stars. A small shed houses the garden tools.
Back in the hallway, the staircase leads to the upper floor. To the left is the family bathroom with shower, bathtub, WC and washbasin. Here you can end the day in a hot bath with a good book, even in the cold season. Next door is the master bedroom. Here you will find your well-deserved and restful sleep. To the right are the two children's rooms, which form their own realm for exciting adventures between the doll's house and den building. A utility room with enough space for a washing machine and dryer, as well as additional storage space for supplies, rounds off the upper floor.
If there is not enough space in the children's rooms for the little ones to play and run around, they can move into the converted attic. There is space here for a playroom, or for a home office, or the room can be used as an alternative TV room or for all of the above. Two small storage rooms store seasonal decorative items and other necessities. The well-maintained heating system is also installed in one of these rooms.
Of course, it is also possible to use the attic room as another children's room. This means that a family of five can also find a new home here.

Location
The town of Kevelaer is a municipality centrally located in the district of Kleve in the Lower Rhine Plain on the border with the Netherlands. With its associated districts, Kevelaer has a population of around 28,000. Stores for daily needs are plentiful and spread across the entire city area, so that everything can be done within a short distance. Doctors, a hospital, kindergartens, a comprehensive school, a grammar school, various elementary school and nurseries are all located in the town.
The beautiful town center invites you to linger and is also very popular with day tourists.
The very popular local recreation area Solegarten St. Jakob offers pure relaxation and is a popular place, especially with its graduation house, inhalation hall and large picnic area. The Solegarten is also the venue for beautiful events several times a year.
Kevelaer and its surrounding districts offer a very active club life. Whether it's a sports club, marksmen's club, voluntary fire department, or, or, or... here, everyone can quickly make friends and find the right opportunity to pursue their hobby. An indoor and outdoor swimming pool as well as miniature golf courses in the villages of Twisteden and Winnekendonk, a canoe trip on the Niers, which flows through the village, or the zoo in neighboring Weeze offer further leisure activities for the whole family. The "Irrland" amusement park in the Twisteden district makes children's hearts beat faster and can be reached in 5 minutes by car.
The A 57 federal highway can be reached in a few minutes and connects Kevelaer with the nearby Ruhr area and the Lower Rhine metropolis of Düsseldorf. In the other direction, the Netherlands with the shopping city of Nijmegen can be reached quickly. Venlo in the Netherlands is also a worthwhile excursion, both by car and via the well-developed cycle paths. The Niederrhein Airport in Weeze is also within easy reach. The train station gives you the opportunity to reach the neighboring towns without a car or to travel through to Düsseldorf via Krefeld.
