23858 Reinfeld (Reinfeld (Holstein)) – Schleswig-HolsteinThere are two self-contained apartments in the house.
You enter the house itself through the front door. The first floor apartment is located straight ahead behind an apartment door.
Second floor apartment: the staircase leads upstairs directly behind the front door. At the top there is another front door/apartment door. You enter the apartment via a hallway from which the individual rooms (living room, children's room or bedroom 1, pantry, kitchen and bathroom) lead off. A room-splitting staircase leads from the living/dining room to the converted attic. The entire apartment was completely renovated in 2015.
During this renovation, all water pipes (supply + drains), a large part of the electrical installation, all floor + wall coverings, doors, radiators, sockets, the stairs to the attic, the skylights in the attic and much more were renewed. The apartments were subdivided into separate units (electricity/water). The materials used were/are of high quality (e.g. round-edged doors instead of standard doors).
The upper apartment has a living space of 77 square meters + the converted attic of 30 square meters. According to DIN, the living space of the attic is approx. 17.58 sqm. The apartment is currently used as a vacation apartment, is in very good condition and can be taken over with all furniture and furnishings (from 2024, value approx. 15,000€) at no further cost and occupied immediately. Alternatively, you can of course continue to run the vacation apartment. In this case, appropriate know-how can be imparted or handed over when buying the house.
The lower apartment also has 77 square meters of living space and has the same layout as the upper apartment. Only the living room has an additional wall for another room. A total of three rooms + kitchen + bathroom. The apartment has a covered veranda which can be accessed from the living room.
The lower apartment itself is clean and in perfect technical condition, but would have to be refurbished/renovated for owner-occupation. The bathroom has been renovated for disabled access, but is no longer up to modern standards. For reasons of discretion, there are no pictures of this apartment and a viewing is only possible after an initial viewing and further interest on the part of the buyer. This apartment is currently rented.
The house has a full basement. In addition to the boiler room, there is a laundry room and two further cellar rooms. The meter cupboard will be brought up to date and renewed in the near future.
There is an extension on the property, in which there are two rooms. The smaller room is currently used by the vacation apartment as a "shed". This room is lockable and has a size of 7.9 sqm. The larger room measuring 14.9 m² is currently used as a workshop. In the attic of this extension there is a large storage room accessible from the outside.
Adjacent to the extension is an approx. 70 sqm carport. This was renovated in 2018 (beams + wood partially renewed, new bitumen sheeting + guttering).
At the rear of the property is the beautifully landscaped garden, half of which is allocated to each of the two apartments.
The garden/rear area can certainly be extended or another house built. This results from the neighboring development and would have to be clarified by a building application.

A ring drainage system was installed in 2005

Service charge billing is carried out by a (good and inexpensive) external service provider. For this purpose, appropriate devices were installed on the radiators and water meters etc. were installed. This means that all costs for the last few years are transparent and undisputed. The rental agreement with the service provider would have to be taken over (can of course also be terminated with the appropriate notice period).
All large windows are double-glazed plastic windows. There are external shutters on all windows. The two Velux windows were renewed in the course of the renovation of the attic and can now be darkened. The possibility of using an air conditioning system was provided in the attic.
The entire house facade is clinkered.
The house currently has 100 Mbit DSL from Telekom (which is also available and usable!). According to Telekom, up to 250 Mbit is technically possible.
Location
The house is located in a quiet residential street in a very nice residential area in Reinfeld. Almost no car traffic (only the residents who live there). The train station is less than 5 minutes' walk from here. The highway connection Reinfeld is not far away.
The school and kindergarten are located directly in the village and are easy to reach.
Ideal for commuters, as the train station for connections to Hamburg or Lübeck is within walking distance. Reinfeld highway junction approx. 3 minutes' drive.
There is every kind of supermarket and discount store in the village.
