We are selling our beautiful, renovated farmhouse on the edge of the forest with fantastic views and absolute tranquillity.
The residential house (half-timbered house), built in 1893, has been lovingly and extensively renovated since 2013 and is being sold furnished. Adjacent to the house is a large stable with access to the pasture on one side and a large barn with storage capacity for approx. 50 bales of hay, the tractor, forklift, a trailer and much more on the other side.
In the barn, we have built three horse boxes into the old cowshed, two of which are very large and are sufficient for two horses each or as foaling boxes. Adjacent to the barn is a workshop and another room that can be used for storage.
From the barn there is access to the adjoining 1.5 ha of pasture land, which is divided into four pastures. Behind the barn is a 15x15 m riding arena, which is bordered by pasture panels.
From the pastures there is access to two paved paddocks with shelters and hay racks. The surface under the paddocks has been gravelled, paddock slabs have been laid on top and filled with sand. One paddock has approx. 125 square meters, the other paddock approx. 100 square meters. Between the riding arena and paddocks/pastures is our forest garden, where various fruit trees have been planted (including an old apple tree, an old pear tree, medlars, cherries, plums, chestnuts and much more) and where our glass greenhouse and raised beds for growing vegetables are located. The forest garden is also home to our chickens in a 9 m² henhouse with a large run and our rabbits in a large enclosure.
The other three pastures are within walking distance of approx. 250 meters, two of which are fenced in with wooden fencing and wire and have shelters with paddock slabs and hay racks. The total land area is 4.5 hectares, which also includes a small area of woodland.
In addition, 3.3 hectares of pasture land can be leased on a long-term basis from the current owner.

The furnishings are upscale.
In December 2022, a new high-quality brand kitchen was installed with high-quality appliances (Bio-Fresh refrigerator from Liebherr, dishwasher from Miele, large ceramic hob from Neff and oven from Gaggenau). The highlight of the kitchen is a wood-burning stove from Pertinger (Ökoalpin 100), which provides wonderful warmth in the cold season and allows you to cook in an environmentally friendly way.
In 2023, a new wood pellet heating system (KWB Easyfire Clean Efficency 2.0) worth 50,000 euros was installed and a pellet store for almost 8 tons of wood pellets was built. On the first floor, the entire floor was redone, the hallway and kitchen are tiled, the living/dining room was fitted with solid oak floorboards, as were the four rooms on the first floor, each measuring around 20 square meters, and the hallway.
In the garden there is a high-quality, insulated sauna house from Butenas Holzbau (Wicki outdoor sauna) with a floor area of 9 square meters including anteroom.
The Fendt tractor (vintage car), the forklift and the Böckmann Classic horse trailer can be purchased for an additional charge.
Location
The farm is the last farm in a small village with about 60 inhabitants on the edge of the Soonwald and the Nahe wine route. The farm is very idyllically situated on a hill with a wonderful view.
The area is a popular hiking and cycling area. Rides through the forest and fields can be started directly from the farm.
The roads are asphalted and always passable, even in winter. The village is connected to public transport and there are school buses to the nearby elementary school as well as to the secondary schools. The nearest larger town (5 km away) has all shopping facilities (Aldi, Rossmann, Lidl, Edeka, REWE, Tedi, etc.), doctors, schools, a train station, swimming pool and everything else you need for life.
