The villa has been faithfully restored down to the smallest detail and has the charm of an antique manor house. Since the refurbishment in 2023 - 2025, the high standard of living has been up to date.
Today, the villa is divided into two condominiums, each with its own entrance, like a "horizontal semi-detached house": Through the stately entrance on the street side, one enters the villa's Beletage (raised first floor) with its prestigious rooms with approx. 126 square meters of living space, spread over four rooms with a ceiling height of 3.25 meters.

With the core renovation in 2023 - 2025, the property was completely renovated, converted and extended with an annex. Today, the two apartments in the historic villa have every conceivable living comfort that can otherwise only be found in upmarket new builds.
The main floor has been fitted with new wooden box-type double windows with insulating glazing to EnEV standards. In addition, the floor has electrically controlled wooden blinds, newly built according to the historical model, on the street side and shutters on the garden side. The roof windows in the attic are also fitted with electrically controlled blinds.
In the new construction of the garden level, steel windows were manufactured by a small Belgian design company as conservatory glazing. These have the look and feel of classic conservatories from the turn of the century, without sacrificing modern comfort.
All windows and doors are built with special burglar resistance to WP3 standard.
The apartments are thermally insulated to the latest EnEV standard. This keeps the attic warm in winter and cool in summer. In addition, the attic and the new building are fully air-conditioned.
Heating is provided by a hybrid heat pump that can independently regulate and switch between heat pump and gas heating. All rooms are equipped with underfloor heating for comfortable living. There are also radiators on the second floor, which are concealed behind custom-made radiator panels.
The bathrooms are equipped with a bath and shower and are tiled with travertine in apartment 1 and marble in apartment 2. The walls are tiled with handmade Zelliges, a special tiling technique from Spain that allows you to experience the value of genuine craftsmanship.
The prestigious living rooms on the second floor and the top floor are all covered with wide Douglas fir floorboards. The planks have been limed and oiled white in the Nordic style.
All of the villa's doors were made to measure by a carpenter according to historical models as coffered doors made of Brandenburg pine. Double folding doors create the spacious room connections of a classic enfilade. The elaborate supraports on the bel étage further emphasize the upper-class aura.
Cast bronze handles and window olives were selected as fittings for the windows and doors on the Beletage and in the attic. These are originally restored from the period.
On the garden floor, handcrafted cast iron in a timeless Belgian design was chosen for the windows and doors.
On the garden floor, oiled oak floorboards offer dignified living comfort. The ceilings here are Prussian capped ceilings, with a room height of 2.75 m.
In the new extension, the ceiling height of 3.45 m is impressive. There is a kitchen with dining room and a further bedroom or study.
The ceilings on the main floor are 3.25 m high.
In the attic, the rooms have cozy sloping ceilings with a pleasant room height. The garden floor has a ceiling height of approx. 2.75 m.

The historic village center of Bornstedt lies directly adjacent to Sanssouci Palace Park. The royal Crown Estate Bornstedt, picturesquely situated on Lake Bornstedt, where Crown Prince Friedrich Wilhelm III and Crown Princess Victoria once lived the ideal country life of the time, is part of the ensemble of palaces and gardens in Potsdam. The estate of the Prussian royal family was redesigned in Italian style by Frederick William IV in 1846-1848. In the following years, the entire village center, including the reconstruction of the village church with campanile, was visibly Italianized.
The location is characterized by well-preserved classicist buildings and offers an atmosphere of historical charm, cultural wealth and extensive parkland.
