22589 Hamburg (Sülldorf)We are selling our modern townhouse apartment in a quiet location in the Elbe suburbs, in the heart of Sülldorf, within walking distance of the S-Bahn station. The apartment building with four units was built at the end of 2015 in a rear development. We were able to fill the house with life as first occupants in February 2016 and are now looking to move on.
First floor:
On the first floor, extra-high ceilings create a pleasant feeling of space. A hallway welcomes you, with a guest WC immediately to the left. The staircase to the upper floor separates the kitchen from the spacious living area.
In the kitchen, a small extra pantry provides storage space for the many appliances and supplies needed in everyday life. The living room is flooded with light thanks to four double, floor-to-ceiling patio doors. The double doors lead out onto the large south-facing terrace, where the sun shines all day long. In the warmer months, we use the terrace as a second living room.
Second floor:
The hallway on the upper floor leads to three perfectly designed bedrooms with floor-to-ceiling windows and a large bathroom with a bathtub that can also be used as a shower.
Basement:
A further bedroom, which is very bright and friendly thanks to its three-light, large window, is located on the lower level, in the basement. The naturally lit walk-in closet leads to a further bathroom with shower. There is also a storage room in the basement with space for a washing machine and dryer.
Garden:
In the garden, bicycles and garden tools and toys can be stored in two sheds: a larger one at the back of the garden and a smaller one directly by the parking space at the entrance to the house.

The Marienhöhe forest park is just a few steps away from the house. There you will find beautiful walking paths for jogging and relaxing. The playground in the Kieskuhle, the Bad Marienhöhe outdoor pool in summer and the toboggan hill in winter offer fun and games for children of all ages. In the old village center of Sülldorf there are still real farms and riding stables and beautiful cycle paths invite you to cycle into the Klövensteen forest.
There is a playground for children near the house, which we often used as an extended garden. Shopping facilities for daily needs - bakery, café, hairdresser, supermarket and a pizzeria - are within walking distance. Further shopping facilities are available in the center of Blankenese / Rissen and in the Elbe shopping center.
Schools such as the Lehmkuhlenweg elementary school and the Marion Dönhoff grammar school, as well as the Blankenese and Rissen grammar school and district school are within easy reach. Kindergartens, doctors and a wide range of sports facilities are available in the immediate vicinity.
The "Sülldorf" S-Bahn station is a 5-minute walk away and has a direct connection to Hamburg Airport and Hamburg city center.
Hamburg city center is about 25 minutes away by car.
