Markt Hohenwart sells the old Zwickl brewery in the heart of the market town

The property for sale, located at Neuburger Strasse 3 (parcel number 78, Hohenwart district, 86558 Hohenwart), consists of the brewery, the old inn, and associated buildings, with a total land area of 1080 m². The former inn is a two-story building with a gable roof, a pediment, and a rounded bay window, dating back to the 16th/17th centuries. The old brewery is a three-story building constructed of unpainted brick with a gable roof and facade detailing; according to the inscription on the gable, it was built in 1903. Both buildings are listed as historical monuments. Due to recent findings regarding the extensive construction work and modernization of the brewery in 1930, the Bavarian State Office is currently investigating whether the remaining buildings, including extensions, the outbuilding, the brewery cellars, and the remaining brewery equipment, should also be added to the list of historical monuments. Government subsidies can be applied for to support the preservation and restoration of the monument. Tax benefits (historical monument depreciation) are also possible. Therefore, this property is of great interest to investors. The property includes two parking spaces. Interested parties are cordially invited to view the property. The property of the former brewery will be sold through a concept submission process. The focus is not solely on the offered purchase price, but also on the quality and feasibility of the proposed development concept. The minimum purchase price is €100,000, which all applicants must meet as a minimum. The local council intends to award the property based on the submitted concepts. Both the content quality and the feasibility, as well as the added value of each concept for the local council, will be considered. The sale of the property will be conducted as described and without any guarantees. All incidental costs, in particular the property transfer tax and notary fees, are the responsibility of the buyer. Interested parties are requested to submit their offer, including the development concept, to the local council office at the town hall no later than January 18, 2027, at 12:00 PM. The submitted offers will be opened and reviewed during the budget meeting on January 18, 2027. Subsequently, during the municipal council meeting on January 25, 2027, a selection of suitable candidates will be made. If necessary, a special meeting of the municipal council is planned for February 1, 2027, to present the submitted usage concepts. Selected interested parties are requested to reserve this date in advance so that they can present their concepts in person if required. Based on the submitted documents and, if applicable, the in-person presentations, the municipality will decide on the allocation of the property. The decision will be made by February 5, 2027. If the highest bidder fails to sign the purchase agreement within 30 days of the date the award letter is sent, the municipality reserves the right to award the property to the second-highest bidder.
