Markt Hohenwart sells the old Zwickl brewery in the heart of the market town

The property to be acquired, Neuburger Strasse 3 (plot no. 78/ Hohenwart district, 86558 Hohenwart), consists of the brewery and the old inn including outbuildings and has a plot area of 1080 m².

The former inn is a two-storey, gable-roofed building with a stepped gable and rounded corner bay from the 16th/17th century.
The old brewery is a three-storey, unrendered brick building with a gabled roof and façade structure, according to the designation in the gable from 1903. Both buildings are listed buildings.

Due to more recent findings on the extensive construction measures and the modernization of the brewery in 1930, the Bavarian State Office is currently clarifying whether the remaining building stock with the annexes, the shed and the brewery cellars as well as the remaining brewery equipment should also be included in the list of monuments. State subsidies can be applied for for the preservation and restoration of the monument. Tax relief (Denkmal AfA) is also possible. This makes the property extremely interesting for investors. The property is recognized as having two parking spaces.

The property will be sold to the highest bidder. The highest bidder will be awarded the property if the bid reaches the minimum price of 524,880 euros. The property will be sold as seen and without any guarantee. All ancillary costs incurred (land transfer tax, notary fees, etc.) are to be borne by the buyer.
In principle, a municipality may not sell a property below its value, so this value must be determined in advance. How does the municipality arrive at the value? The standard land value is 540 euros per m²; after consultation with the legal supervisory authority, a discount of 10 % may be granted due to the condition of the property requiring renovation.

On 22.09.2025, the bids will be opened in the non-public municipal council meeting and the plot will be awarded. The bids must be submitted to the town hall by Monday, 22.09.2025 at 12.00 noon at the latest. If the highest bidder has not signed the purchase contract within 30 days of the auction, the municipality reserves the right to award the property to the second highest bidder.
