RMH, bungalow, Regensburg South, Graß/Oberisling, top location, very quiet

Our house is a mid-terrace house in bungalow construction, with a flat roof covered with foil and gravel. The property is located in a residential U with 12 houses grouped around a green inner courtyard with trees and meadow and with a communal garage courtyard in front of the green area on which the garages belonging to the houses are located. The house was built in 1979. The living space is almost entirely on one level, with only the living and dining areas on two different levels, which are divided by two shallow steps and a low parapet. The living area has large floor-to-ceiling windows that let in plenty of light. The garden is completely overgrown and the terrace is secluded. The view on both sides of the house is into the greenery, to the east into the garden, to the west onto the green central area in the U.
The house is heated by gas central heating and has underfloor heating in the living, dining, kitchen and bathroom areas. The windows in the west were replaced before 2005. Here there are plastic windows with double glazing. The remaining windows and doors have not yet been replaced and are made of wood.
In the living area there is a very nice wood-burning stove with a glass window, which we enjoyed using in the transitional seasons and also occasionally in winter.
The house has a partial basement of about 70 square meters with the possibility of creating additional living space here, as there are daylight windows in parts, heating and a small bathroom are also available there, as well as a sauna.
The house was built in solid brick construction. Of course, there is a certain need for renovation in a house built in this year, as little has been renovated. But
a new owner could move in immediately.

The house is located directly on the southern development boundary of the city of Regensburg. Our residential U borders directly on the fields and you are immediately in the countryside and can use a variety of local recreational opportunities, such as a riding stables, many walking paths, the popular Beerenmeile etc.. A children's playground is about 150 meters away, the kindergarten about 400 meters, the nearest city bus stop about 300 meters, the nearest elementary school and the nearest supermarket are about 1km away.
Particularly worth mentioning is the local proximity to the university and the university hospital, which can be reached on foot in just a few minutes.
The highway access to the A3 is also in the immediate vicinity.
The house is nevertheless located in a very quiet residential street with no through traffic and is surrounded by greenery.
The city bus stops approx. 300 meters away and runs every 20 minutes during the day.
It takes about 10 minutes by car to reach the center of this lively student city, where a wide range of shopping, leisure, cultural and educational activities await visitors.
