Multi-purpose building for commercial and public use

The building served as the command center for the emergency services during the Castor transports to Gorleben. It is a sand-lime brick building with a thermal insulation composite system on the outside and was built in 2008 according to the specifications for public use. On the ground floor is a large hall of around 800 square meters, which was used as a dining hall. Freight elevator, fire alarm system, escape route lighting, disabled WC, social room available. Many rooms between 12 and 40 sqm. 3 rooms between 90 and 140 sqm. Ceiling height on ground floor approx. 3.60 m, on upper floor approx. 3.20 m. Due to its use, extensive wiring is available. The first floor has a floor area of 1,500 sqm, the upper floor of 1,000 sqm. After the original use, there was another public and then a commercial use. As the main tenant has ceased trading, the building is now for sale. Smaller units are still rented, the notice periods are 3 months to the end of the quarter.

The site is almost completely paved, suitable for heavy loads, fully developed and fenced and covers 14,808 sqm. It is located in the Breeser Weg industrial estate in the town of Dannenberg/Elbe. According to the development plan, 80% of the area could be built on, so there is plenty of space for expansion possibilities or for vehicle halls and similar buildings. Railroad tracks run to the south of the site, which end at the nearby loading station. The train station is located opposite the site on the other side of the tracks. A connection could possibly be implemented in consultation with the town of Dannenberg, but the railroad line is only single-track.

The purchase price of EUR 1,585,000 is made up of:
1. building at 60% of the production costs of 2 million, i.e. 1.2 million
2. area 14,808 square meters at 26 euros, i.e. 385,000 euros.

The property was renovated in 2019. Settlement cracks had formed in the masonry, which were grouted by a specialist company. This was followed by wallpapering and painting work.

The center of Dannenberg is about 2 km away. The town has all the basic schools (except vocational schools), specialist and general practitioners as well as a hospital, cultural facilities and, of course, all shopping facilities including DIY stores.
