Built in 1958, the detached to semi-detached house has a living space of 180 sqm and a plot area of 864 sqm.
Attached to the house are three garages and parking spaces for several vehicles. One garage is currently used as a workshop.

The building is heated with a 20 kW pellet heating system from KWB (installed in 2006), this year spare parts were replaced for 6000 euros (new circuit board, ignition, burner plate...)
Hot water preparation and heating support is provided by a 12 square meter solar thermal system on the roof.
There is a 1000 liter buffer tank in the cellar. 200 liters for domestic hot water, 800 liters for heating water storage. The pellet bunker in the basement holds approx. 7.5 tons of pellets.

In addition to the boiler room, laundry room and pellet bunker, there are two other rooms in the basement. One of these can be heated.

The first floor comprises approx. 75 square meters.
Two rooms with 8 sqm, a bathroom with bathtub and WC, living room approx. 17 sqm, dining room approx. 16 sqm with open fireplace and kitchen approx. 12 sqm with wood-burning stove and integrated oven.
The open fireplace and kitchen oven are protected and may continue to be used.
The kitchen, living room and dining room form a single unit after two walls were partially removed in 2005.

The dining room leads to the conservatory/veranda with an area of approx. 20 sqm, glass roof, two windows and two large sliding doors.

Above this on the second floor is a covered balcony that can be accessed from two rooms. One of these has an additional kitchen connection.
The size and number of rooms is the same as on the first floor. The bathroom here is equipped with a shower and WC. There is also a small guest WC.

On the sloping top floor there are 2 smaller rooms, a large room and storage space (attic approx. 40 sqm).
Almost all bedrooms are equipped with washbasins.

The roof was renovated and ecologically insulated in 2008.
Half of the windows and the front door (east and south approx. 10 windows/balcony doors, larch Bavarian forest windows) were renewed in 2007. The north and west windows were replaced by the previous owner 30 years ago.

The house has old wooden floors, tiles and cork floors. The staircase from the ground floor to the first floor is made of marble, the staircase to the attic is made of wood.
Each room is equipped with radiators.

The garden is well grown with many fruit trees, and a small enclosure has been built on the east side of the property to keep chickens.
A garden house with sauna has also been built on the property.
The house was last occupied by my family of 6.
The house would be well suited as a multi-generational home.
