Well-kept, quietly situated detached house with a view
Weingarts 307, 91358 Kunreuth (Weingarts) – BayernFor sale is a well-maintained detached house in solid brick construction, which impresses with its energy-efficient exterior insulation. The house offers good thermal insulation and a pleasant indoor climate all year round. It was built in 1980-1982 by an architect for himself as a vacation home in Weingarts on a hillside plot of around 810 square meters. Part of the plot includes a cul-de-sac, via which the house can be reached. The cul-de-sac ends at the developed neighboring property. There is a garage next to the house. There is a workshop, a shed, a greenhouse and a brick garden shed on the plot. Low-temperature radiators, underfloor heating, a wood-burning stove on the first floor and a tiled stove in the basement ensure comfort in the house. On the first floor there is the house entrance with a spacious hallway, a large living and dining room with a wood-burning stove, a kitchen, a bedroom, a separate WC and a bathroom with a bathtub and bidet. The living room has a large aluminum sliding glass door and access to the wind-protected terrace. Access to the parking lot and the house is at ground level and can be adapted for the disabled with little effort. There are four rooms in the basement, the largest of which is a walk-through room. This room offers access to the garden via a large sliding glass door (including its own locking cylinder, so it can be used as a second entrance to the house). The other three rooms with windows can be used as desired. There is also a bathroom with shower and WC, a storage room and a boiler room with an extra tank room in the basement. The ground floor is accessible via a marble staircase and can be separated by a lockable wooden door. The insulated and converted attic extends over the entire width of the house and also has a 20 sqm bay window with a large row of windows with sliding and tilting windows and an unobstructed view over the village. An additional window on the gable end to the west makes it ideal for use as a workplace. The attic is accessible via a wooden staircase and/or a freight elevator platform.

Information on equipment
The house was designed at the time of the first energy crisis (increase in the price of energy sources, weekend driving bans) and was built on the basis of this experience with sustainable insulation measures (e.g. the outer shell of the house has 6 cm of insulation, total wall thickness 32.5 cm, double-shell brick wall in the west to store solar heat for the living room). High-quality aluminum windows and aluminum sliding glass doors with electric exterior blinds were installed on the ground floor and basement. High-quality plastic windows were also installed when the attic was extended and insulated. Over the last twenty years, various measures have been taken to avoid energy losses in the house: Improvement of the house base insulation, roof insulation and extension with 200mm thick clamping felt, vapor barrier and 20mm plasterboard and last year new double insulating glass in the house entrance. Furthermore, the oil heating was replaced by a new heating system with an environmentally friendly blue burner and 160l water storage tank (with PV connection) from Buderus. There are 3x2000l oil tanks in an extra room with a fire door. The water supply pipes for the first floor have been replaced by composite pipes for the bathrooms and WC. The electrical installation is in perfect condition, due to the extensions in the attic, sauna, workshop, garage and PV, the electrical installation has been extended. Comfort is ensured by upscale furnishings with ceramic tile floors (60x60cm) with underfloor heating, 2 wood-burning fireplaces, double-glazed aluminum windows and large aluminum sliding glass doors with thermal insulation and electric exterior blinds. The south-facing terrace is sheltered from the wind and sun and equipped with an electric awning. The 2KW solar system with 6KW battery storage provides additional energy. This can be used either to generate hot water or electricity without feeding it into the grid. Connections for charging an electric vehicle are also available and can be controlled via SMARTHOME. Intelligent automatic control of the energy balance is installed.
