The House:
The house was built in 1955 with stone walls. The floor between the basement and the ground floor is made of concrete. The floor between the ground floor and the first floor, and the floor between the first floor and the attic, are made of wooden beams. The house is in good condition for its age. It has been well-maintained over the years and is therefore not dilapidated. However, some minor repairs are needed. As far as we can tell, the roof beam structure is in very good condition. On the ground floor and the first floor, there is one 2.5-room apartment on each level, featuring a kitchen/dining area, a bathroom/toilet, a living room, and a small storage room. The hallway and kitchen/dining area were tiled, the living room was fitted with real wood paneling, and laminate flooring was installed in the bedroom. All rooms were fitted with wooden ceilings. The entire electrical system was replaced in 1985. The shower/toilet was retiled in 2021, and the shower tray and washbasin were replaced. In 1985, heating pipes were installed and a radiator was fitted in each room on the ground floor and the first floor. The windows were also replaced.

Information on equipment
The ground floor apartment was renovated in 1985. The hallway and kitchen/dining area were tiled, while the living room features solid wood flooring and the bedroom has laminate flooring. All rooms have wooden ceilings. The entire electrical system was renewed in 1985. The shower/toilet was retiled in 2021, and the shower tray and sink were replaced. In the ground floor and first floor, heating pipes were installed in each room, with one radiator in each. The windows were also replaced. Attic:
The spaces in the attic have been designated as a residential unit with a living area of approximately 40.42 m2 on the floor plan since 1955. Therefore, after renovation and the installation of electrical systems, heating, and plumbing, it could be used as a fully functional living space or a cozy apartment. Garage:
Anyone who enjoys DIY projects and is looking for a larger garage where they can also work on a car will be delighted with this garage. It was newly built in 1983. It has a floor area of approximately 55 m2. The floor was originally tiled. In 2021, the ceiling was newly insulated, covered with gypsum board (drywall), and repainted. At the same time, the electrical wiring and circuit breaker box were replaced. In this context, "heavy-duty" electrical wiring was also installed in the garage, and it was adequately equipped with lighting and outlets. Furthermore, compressed air lines were installed in the ceiling.
Renovation/Restoration work performed:
1983: Demolition of a shed and construction of a new garage with a footprint of approximately 55 m2.
2021: The entire ceiling of the garage was insulated, then covered with gypsum board and painted white. Additionally, the exterior wall facing the courtyard was tiled.
2021: Rewiring of the garage.
Main House:
1985: Replacement of the electrical wiring on the ground floor.
1985: Installation of an oil-fired heating system with radiators on the ground floor and first floor.
1985: Replacement of the windows on the ground floor and first floor.
1992: Construction of a roof over the parking space.
2002: Construction of a roof over the terrace on the first floor.
2008: Replacement of the roof of the main house.
2008: Replacement of the gutters and downspouts.
2008: Renovation of the chimney in the attic, including replacement of the chimney enclosure and chimney cap.
Replacement of the water heater in the basement.
Replacement of the garage roof.
2024: Replacement of the water supply line and meter connection.
2024: Replacement of the electrical wiring, followed by wallpapering and tiling work on the first floor.

Location
The house is fully basemented and offers plenty of space for items that are no longer used but that you don't want to dispose of. Construction:
The residential building was constructed in 1955 by my father. In 1958, the attic was converted into living space for my siblings and me. This involved installing dormer windows in the kitchen, living room, and bedroom. This change of use for the attic as living space is indicated on the floor plan and was approved. Dormer windows were also installed in the kitchen/dining room and in the living room and bedroom. Furthermore, after renovations, it is still possible to expand the living space in the house. In 1955, an extension was also approved and built, including a terrace on the first floor, and a hallway and laundry room on the ground floor. Otherwise, the condition of the property is of normal quality. Heating system: Oil-fired heating with a low-temperature boiler. Due to this low-temperature boiler, the heating system is exempt from the legal replacement requirement, even if the property changes ownership. Therefore, the costs of installing a new heating system do not need to be factored into the financing. Property Description:
Land:
The property, with an area of approximately 315 m², is occupied by a residential building with a footprint of approximately 83.17 m². The residential building contains two habitable 2.5-room apartments, each with approximately 61.22 m². Adjacent to the residential building is an extension of approximately 22.75 m². The extension is used as a spacious, covered terrace on the ground floor, while the ground floor itself serves as an entryway and laundry room. In addition, the property includes a large garage of approximately 55.8 m² and a covered parking space of approximately 40.42 m². A smaller lawn area provides a pleasant space for sunbathing and relaxing in good weather. Due to its size, the lawn area can also be maintained by working owners. As mentioned, the property has potential for expansion, as there is no zoning plan for this part of Rettigheim. A building restriction registration opens the possibility to construct a new building right up to the boundary with the neighboring property.
The Residential Building:
The house was built in 1955 with stone walls. The floor from the basement to the ground floor is made of concrete. The floor from the ground floor to the first floor and the floor from the first floor to the attic are made of wooden beams. In the same year, the main house was extended with an addition (terrace, laundry room, and entrance hall). The main house is in good condition for its age. It has been well-maintained over the years and is therefore not dilapidated. However, as with any older house, occasional repairs are always necessary. As far as we can tell, the roof beam structure is in very good condition. The entire roof was completely replaced in 2008. On the ground floor and the first floor, there is each a 2.5-room apartment suitable for occupancy, comprising a kitchen/dining area, a bathroom/WC, a living room, and a bedroom, as well as a small pantry. Both apartments have approximately 61.22 square meters of living space and can be used separately or rented out. On the first floor, there is a covered terrace. The terrace is approximately 22.75 square meters in size, making it suitable for comfortable use. The apartment on the first floor has just been newly renovated. The entire electrical system has been completely renewed, and the walls have been re-papered and painted. The tile backsplash in the kitchen has also been replaced. The renovation work is now complete. Laminate flooring has been installed throughout the apartment.

Advantages of the property:
Within the residential building itself, the living space can be increased by approximately 44 square meters through renovations in the attic. When I and my siblings were children, we lived in the attic. Therefore, the attic is already marked as living space on the plans. In 1958, a dormer window was installed in the attic, in the kitchen/dining area and the bedroom/living room.
At the same time, the property itself offers potential for expansion, as the land is not subject to any zoning plan and there is no building restriction that prevents construction up to the neighbor's property line.
