Features: 2 rooms with parquet flooring, a kitchen with a built-in kitchen that is a few years old, an older shower room/toilet with a window, a small entrance hall with access to all rooms in the apartment, and heating provided by three individual gas heaters (one in each living room and one in the kitchen). Hot water is provided by a tankless water heater. There are two cellar rooms, one of which is directly connected to the apartment, making it a perfect storage space for items you want to access quickly but that shouldn't occupy living space. There is no balcony, but the building has a small garden. Currently, the garden is not usable, as the grounds around the building have been neglected for years. However, this should be something that can be improved. Since I have owned the apartment, it has always been easy to rent out. The current tenant has been living there since April 1, 2021, and would be happy to continue the lease. The base rent is €600 plus €120 for utilities, effective April 1, 2025. My asking price is €209,000. Included in the sale price are the relatively new fitted kitchen and a share of €6,234.81 from the building's maintenance reserve fund (as of December 31, 2024; the reserve fund for the entire 9-unit building is €59,950.11). The monthly service charge is 190 euros and includes a maintenance reserve of 26 euros, as well as the usual expenses such as property management fees, water and waste disposal, insurance, and a cleaning service. Therefore, tenants do not need to clean the common areas themselves. Heating costs are not included in the service charge and are billed directly to the tenant by the utility provider. The location is exceptionally beautiful. The surrounding development is spread out, and there's plenty of greenery both around the house and on the adjacent properties. If you appreciate walks away from the hustle and bustle of the city, this is the right direction for you. However, walking downhill, you'll reach the Heslacher Bihlplatz much faster, which offers most of what people need, along with a tram connection for anything that's missing. You can reach the main train station in 12 minutes by tram, and the Vaihingen train station in 11 minutes in the opposite direction. Marienplatz, the place in Stuttgart that attracts younger people the most, is only two tram stops or a 15-minute walk away.

Can Heslach still be considered a hidden gem, or have people long since caught on? Heslach was once known as a working-class neighborhood, "red Heslach." Since the turn of the millennium, it has become a desirable residential area due to its proximity to the city center and relatively affordable rents/purchase prices. The mix of residents that has emerged makes the neighborhood more vibrant than many trendy, gentrified areas in Stuttgart. We have never lived in Heslach ourselves, but whenever we have to be there, we can feel that the "atmosphere" is different from where we used to live before moving away from Stuttgart. People with more ideas than money are probably more likely to move to Heslach than to our former neighborhood, and that gives the area a special appeal. This section of Gebelsbergstraße is located approximately on the border between the "old" Heslach, with its described mix of residents, and the affluent residents who gradually settled in the hillside areas of Hasenberg since the Gründerzeit (late 19th century). Thanks to the lower land values, you can buy here significantly cheaper than just two streets further up the hill.
