The well thought-out floor plan makes it very easy to divide the ground floor and attic into two residential units. All the necessary connections are available.
The first floor consists of the entrance area with storage room (in which there is a household sink) and access to the staircase to the top floor, the kitchen with separate pantry and external extractor for an extractor hood, a spacious and light-flooded living and dining area with access to the south-facing terrace, which cannot be seen, a bathroom with natural light, bathtub and separate shower and bidet, as well as two further rooms, one of which also has access to the terrace and is ideal as a bedroom (room 2 in the floor plan) and the other can be used as a study or children's room (room 1 in the floor plan). A further room can easily be partitioned off in the living/dining area.
On the top floor, which is accessible via a staircase in the entrance area, there is a large gabled room with storage space in the side walls and prepared connections for the installation of a kitchen (room 3), two further bright rooms that are suitable for a variety of uses and each have access to the east-facing balcony with morning sun (rooms 4 and 5) as well as a daylight bathroom with shower.
The basement, which is accessible via a staircase from the hallway, consists of an entrance hall, two storage rooms, which are also suitable as hobby or storage rooms (basement rooms 1 and 2), the boiler room with modern pellet heating system and 7.5 t pellet silo (basement room 3), a utility room with sink, washing machine connection and floor drain (basement room 4).
The house is framed on three sides by a spacious and well-kept garden, which faces east, south and west. The property boundaries are shielded from the neighboring properties by beautiful and abundant planting. The terrace faces southeast and is therefore ideal for a leisurely breakfast in the morning sun. In summer temperatures, the terrace can be shaded by an awning with a wind-controlled automatic retraction system, which keeps the living/dining area pleasantly cool even in summer. A section of the garden at the rear of the garage has been laid out as a kitchen garden and allows you to grow your own vegetables and berries. The garage offers space for a vehicle and garden tools. There are two further spacious parking spaces in front of the garage. A further parking space is located next to the street on the property. Children can let off steam outdoors both on the spacious plot and on the playground diagonally opposite on the other side of the street.
The exterior façade of the house and garage was completely repainted in 2018. All wooden parts and the garage door were also sanded down and repainted as part of this renovation work.
The heating system was modernized in 2023 for around EUR 49,000 and now consists of a state-of-the-art pellet heating system that meets the highest energy efficiency standards. The roof is fully insulated.
As an alternative to use as a detached house, the top floor can be converted into a granny apartment. This would only require minor conversion work.
