Pobziger Hauptstraße 25, 06429 Nienburg (Saale) (Pobzig) – Sachsen-AnhaltGenuine natural atmosphere and complete tranquility, for the long term. You only pay for your house, possibly a duplex. No developer fees. The land is free of building restrictions, environmental contamination, and has solid ground for construction. There are no restrictions on building type or height, and the area is surrounded by established homes, typically one or two stories. There are no high-voltage power lines, cell towers, solar farms, or similar developments, either present or planned. Agricultural impacts, such as summer field irrigation, are not present. There are no odors from cattle manure, farming, or livestock, and no noise from tractors or machinery. No "village" atmosphere. Everything remains quiet. The land is fully developed with all connections available on the street. Utility lines for water, sewage, and electricity are already laid to approximately 25 to 40 cm within the property, and this is included in the price. (There used to be a house that was demolished by the authorities; § 34 BauGB).
The area is idyllic, with some trees that are over a hundred years old and of considerable value (walnut, cherry, hazelnut, Japanese elm, pear, etc.). The height of the trees can be estimated by comparing their shadows with the surrounding houses in Google Earth. There are no developer restrictions ("you can choose the companies at your leisure"), and there are no rights of way or easements. In addition, the decades-old land use plan designates the southern part of the plot with "M," meaning "mixed-use area." With a few years of patience and careful planning (of access roads), the 1,900 square meters could potentially be divided into up to four building plots. The site is also accessible from the other side, via the gravel road, Kirschstraße, which runs along the edge of the field. Currently, there is a hedge of hazel bushes (with deadwood) between the former garden entrance. The sketch, which shows the areas designated under § 34 of the Building Code and the "outside development area" under § 35 of the Building Code, represents (my) rough assessment of the building rights. For the rear, southern part of the plot, the land use plan would likely need to be incorporated into a detailed development plan. Currently (§ 34 of the Building Code), the location of a single-family home or duplex should be planned so that "the highest point of the main structures on the neighboring plots to the west is not exceeded" (official information from 2024). Solar panels are not feasible due to shading. Broadband connections with 100 MBit are reportedly available, according to online information.

Location
Pobzig, with a population of around 400, is a district that was incorporated into the town of Nienburg (Saale) in 2010. Its infrastructure is limited to little more than a postbox, a bus stop, and a volunteer fire brigade.
The transportation links are adequate; however, it can be challenging without a car.
Approximately 3 km south of Pobzig runs the federal highway B185 (Bernburg (Saale) – Köthen (Anhalt)). The nearest exit, Bernburg, on the federal motorway A14 (Halle (Saale) – Magdeburg), is located about 15 km west of the village. Most residents use Nienburg or Bernburg for various needs, such as local shopping.
Despite this, the "enchanted" property offers many things that I have been searching for elsewhere for years. In the middle of a natural landscape, one can live away from the hustle and bustle of the big city. This area, "in the middle of nowhere," offers spectacular scenery for nature lovers and those seeking peace and quiet – it's idyllic!
