The detached house was built in 1976 in solid construction and is located on a 5580 m² plot surrounded by fields.
The house was partially renovated in 2018 and on the ground floor with new windows, electric shutters, new vinyl flooring in all rooms, new room doors and the walls were painted. The shower room, guest WC and a new fitted kitchen were also renovated in 2018. The highlight here is the wooden beamed ceiling in the living room and hallway.
The terrace and entrance area have been renovated over the years. The chimney was resealed and slated in 2021, the fireplace has been regularly maintained and is therefore functional.
The 1st floor, formerly an attic, was converted and inhabited around 1992. Attic area on the left and right still available for extension or expansion. In 2023, the bedroom and shower room as well as the hallway were renovated and fitted with new windows and doors. In addition, the insulation was renewed in the floor of the living rooms and renewed with carpeting in the sleeping area and vinyl flooring in the shower room. The attic areas have not yet received new insulation and flooring.
The detached house has a full basement, where the gas heating is located, which was already converted from oil to gas in 2014 and renewed. The distributor for the underfloor heating and the hot and cold water supply for the entire house are also located here.
The water supply for the house is provided by a groundwater pump. The waste water is connected to the sewage system. The electricity distribution is also located in the basement and there is also a power connection in the garage.
There is water damage in the basement as there was an excessive amount of rain at the end of 2023 until around February 2024 and the drainage system could not cope. Initial measures have already been taken with a soakaway for the rainwater to relieve the drainage system. A functioning drainage system around the house otherwise ensures that the groundwater is kept away from the cellar and pumped from a shaft into a ditch using a submersible pump. The connected downpipe would also have to be re-routed to the trench. The main distribution box for electricity would have to be brought up to date by the buyer and a drinking water connection would have to be applied for.
The barn is detached with plenty of space and was equipped with electricity and light in 2019. The barn has an area of approx. 150m² and has an integrated workshop, clearance height approx. 3.30 meters and clearance width of approx. 3.50 meters accessible from both sides. Contents of the barn such as tractor, workshop equipment e.g. tools, workbench and garden equipment are included. There is and will be no garbage left behind and everything is tidy.
There is also a small tool shed at the house. A 4 meter wide yard gate and a garden gate to the front door was installed in 2022. The property is completely fenced from the side with neighbors.
The garden stands out in particular with many old trees, including a large copper beech, fruit trees (apple and cherry trees) and nut trees. An almost 100-year-old oak tree stands out in the middle of the small strip of woodland.
A wood yard has been newly built next to the barn, and there is also a paved area behind the barn for storage.

The property is located in the direct suburbs of Stade in the municipality of Düdenbüttel.
