The numerous, partly large Velux windows make it very bright and friendly. You can reach the top floor (5th floor) (WITHOUT LIFT) via pleasantly accessible half-stairs in the light and friendly stairwell, where the apartment is in a secluded location.
The house was built in 1933. The entire top floor was converted in 1987, this WHG by a civil engineer for his own use as an individual and spacious apartment. Acquired by me in 1994 and continuously modernized since then.

LEVEL 1 (main level):
The SPACIOUS LIVING AREA with approved FIREPLACE can be designed in a variety of ways and leads into the OPEN FITTING KITCHEN via the dining area.

A so-called samba staircase leads to level 2 (hobby area), which has 2 visually separate rooms, is also very bright due to many windows and allows a view into the air space of the dining area. This level can be used for home office, hobbies, music, painting, crafts, games or guests.

The apartment also has a cellar compartment (with a small window) and a private parking space in the inner courtyard (access through a solid, lockable steel gate).
The green inner courtyard also has a parking bench and several bicycle parking spaces.

Central but quiet location:
The apartment is located in the small LINDENSCHMITSTR. in UNTERSENDLING, a lovely, central district, which still has a typical Munich lifestyle, street and house pattern. There are a large number of restaurants, pubs, bars, trendy bars as well as supermarkets and smaller stores in the area.
The PUBLIC TRANSPORT CONNECTION is really very good:
It is only a few minutes or a short 2 subway stops to the city center.
The central square "HARRAS" with U6/S7 (Implerstr.U3/U6), buses, and various shopping facilities is only a 4-minute walk around the corner; the Theresienwiese (Oktoberfest) is within walking distance!
The traffic connections are also excellent for motorists:
The Mittlerer Ring South and West, A96 and A95 can be reached in 3-8 minutes by car, and the absolute city center (Innerer Ring, Sendlinger Tor) can also be reached very quickly via Lindwurmstraße.
LEISURE: The Isar-Auen and the Westpark are only about 1 km away.
