3 room apartment with beautiful north-facing balcony.

The apartment is located on the 1st floor and has a small additional storage compartment at the bottom of the staircase, e.g. for your winter bikes or other items.

The entrance area consists of a tiled corridor that connects all rooms, at the beginning of the corridor there is a checkroom that offers enough space.
The first room on the right-hand side can be used as an office/guest room. Next door is the bedroom, and the rooms are also equipped with a radiator. The flooring in the bedrooms is laminate. Opposite the bedroom is the bathroom, which is equipped with a bathtub with hand shower and a wall-mounted radiator, washbasin with towel rail, WC with paper holder and a washing machine connection; there is also a light cable above the washbasin.
At the end of the corridor is the living room, which is very bright and flooded with light through the window and the balcony door. The living room has a lamp outlet that is centrally located in the room and also has a radiator under the window. The kitchen is located directly next to it and is accessible through a door from the living room. There is an additional storage room in the kitchen which offers enough space for all household items.

The market is in a quiet location and is around 30 km from Passau, 25 km from Deggendorf and 7 km from Vilshofen. The A 3 highway - exit Iggensbach or Garham is also approx. 7 km away.
Hofkirchen has a general practice, a dental practice, a kindergarten and an elementary school. In the center of the village there is a bank and a bakery and at the end of the village there is a petrol station, a supermarket with a drinks department and a sports field. All of this is within easy walking distance of the apartment.
