21629 Neu Wulmstorf – Niedersachsen...is looking for warm-hearted successors for me and my open, helpful neighborhood.
To the informative photos and floor plans my advantages:
I am a one-off, built in 2007, with low energy consumption (51.9 kWh (m²*a)) and an optimal room layout and orientation. Depending on use, the rooms face east (kitchen, HWR+2Zi) or west (AZ or KiZi + play/sleeping floor, full bathroom and shower room). The living/dining room even faces east, south and west with large, floor-to-ceiling windows and 3 doors leading to the garden and terraces at ground level!
From the adjoining garage on the north side, you have direct, convenient, level and sheltered access to the house with an inviting hallway and light-flooded staircase to the upper floor.
I am surrounded by a species-rich natural paradise with plenty of space for the whole family and your individual wishes: Those who need lots of exercise can let off steam in a playful way. If you prefer gardening, you can easily grow your own fruit and vegetables. Walnut trees, fruit trees and hazel bushes are already growing here, along with many others. A greenhouse and two raised beds are also waiting to be used. So you can get started right away! But don't worry, thanks to its natural design, the garden is easy to maintain and there is plenty of time to simply enjoy it. The garden tools, hoses, games and shower as well as the fire basket with barbecue function can be taken over. A great starter set that will save you a lot of time and patience.
If you prefer to relax, you can find a sunny or shady spot in the south, east or west, depending on your needs. Many animals can be observed: both large ones, such as deer, hares and pheasants, and small ones, such as small birds, butterflies, dragonflies and many more - I don't want to give too much away. Let yourself be surprised.
As mentioned above, you can cool off on hot days in the garden shower. You don't need an extra pool, as the outdoor pool is just a few minutes' walk through the forest in the neighborhood.
Several rain barrels and a deep well are available for watering the plants. There are also two city water connections at the house - one in the garage near the garage door at the front and one at the back next to the side entrance of the utility room. The utility room is a great alternative if you want to take your shopping from the garage directly into the utility room. Speaking of the garage: it is very spacious, offers plenty of storage space and has a room divider at the rear, where the garden tools etc. are stored and there is a work table. There is also enough firewood stored in the garage for the coming years to fuel both the fire basket outside and the wood-burning stove in the living/dining room. The wood-burning stove not only provides a lot of coziness in the dark and cold season, but also offers the possibility to heat or cook food and drinks on it, so no one has to go to the kitchen next door.

The option of underfloor heating, which is controlled separately using a heat recovery system on all radiators in the living/dining room, kitchen and full bathroom.
All rooms are fitted with floor-to-ceiling windows, with the panoramic window in the living/dining room overlooking the large east-facing garden being a particular highlight.
A laundry drop flap from the hallway on the upper floor into the purpose-built corner cupboard in the kitchen on the ground floor. Bulky items, such as cleaning materials, can be stored underneath. The lower flap to the chimney is located in there so that it is not visible.
For special wishes or requirements, the shower on the ground floor is at ground level without a threshold and the shower in the full bathroom (upper floor) has an additional large seating area.
Furthermore, the staircase to the upper floor is wide enough to install a stair lift at a later date.
A power line has already been laid in the east room opposite the bathroom so that a sauna can be installed there with a wonderful view of the countryside.
A kitchenette can be installed in the west room at the back wall to the bathroom, which can be an advantage depending on the type of living.
Location
There are shopping facilities for daily needs, various day-care centers and doctors within walking distance. You can reach the train station in about 7 minutes by bike and the school center with all types of schools from grades 1-13 (also all-day) and the adjacent indoor swimming pool in 5 minutes. You can reach the Heide via the play street to the small wood with a path through the greenery and past a beautifully laid out playground.
Good to know for those who want to move here from further afield:
Neu Wulmstorf is located directly in the south-west of Hamburg. There is an active community life if you like. The town is a great starting point for many (day) trips. Here are just a few examples:
You can cycle (or drive) to the Elbe, through the Alte Land or to Finkenwerder. From Finkenwerder you can take the HVV (public transport) boat to Teufelsbrück near Blankenese, to the port of Hamburg in Altona or to the Hafencity/ Elphi. Alternatively, you can travel comfortably by bus, bike or car (free parking is available) to Neu Wulmstorf S-Bahn station and from there take the train directly to the center of Hamburg in 37 minutes. You can also cycle in the opposite direction, e.g. to Buxtehude, Stade or Cuxhaven on the North Sea.
