In order to be prepared for the future, a modern hotel with approx. 7500 square meters of hotel floor space was planned and approved. Centrally located to all tourist attractions, around the Zugspitze with the Eibsee, this is an exceptional micro-location in an absolutely sunny position with a breathtaking view without disturbing other buildings. Our offer is aimed at investors, hotel chains and private individuals who are looking for a future-proof investment in the crisis-proof hospitality sector in Germany.
On the German side of the Zugspitze region, more than 4.6 million overnight stays are recorded annually, with an upward trend.

The future hotel can be freely designed within the framework of the development plan. A slightly larger or smaller building is possible! Room sizes and furnishings can be adapted to the future hotel concept. An implementation contract must be concluded with the municipality of Grainau for the development. The current existing building is heated by a combined heat and power unit, a photovoltaic system, a gas boiler and an 11.5 KW battery storage system. The operation is
designed for an occupancy of approx. 45 people and a restaurant with approx. 100 seats including terrace and conservatory.
Location
Conveniently located to all tourist attractions. Directly at the hotel are, among other things, panoramic walks, hiking trails, cross-country ski trail and nature trail. Within a radius of approx. 600 m kayak white water course, train station, bus stop, Grainau town center, mountain bike tours. The start of Garmisch-Partenkirchen, Kreuzecktal station, Osterfelderbahn with the Kandahar World Cup course are just 2 km away. Garmisch-Part. traffic bypass with tunnel exit. Höllentale entrance for the Zugspitze. In 4km Eibsee, Rießersee, Pflegersee and many other active sports possibilities.
