Note: The development costs for the entire initial public-law development of the contract property in accordance with §§ 127 ff. BauGB are still borne by the seller. In addition, the sewer production contributions in accordance with the relevant provisions of the municipal tax statutes (BGS-EWS/FES) of the Hengersberg market for the building plot area and for a floor area of up to max. 250.00 m² per formed book plot.

Furthermore, with regard to the water supply in accordance with ABVWasserV, the seller shall bear the construction cost subsidies for the area of the building plot and for a floor area of up to max. 250.00 m² for each book plot created, as well as the water house connection costs at half the flat rate (Annex 2, 3.1.1 AVBWasserV) of € 875.33 per book plot created.

Our building plot is located in the municipal area of the market town of Hengersberg.

Away from the hustle and bustle and yet only a few minutes' drive from the center of Hengersberg or the district town of Deggendorf, this location speaks for itself - ideal for families with children.

Just outside Deggendorf, the market town of Hengersberg has become a thriving community. There are around 5,000 jobs in the market today - a considerable number with a population of just under 7,500.
There has been a real building boom in Hengersberg, both in the commercial and residential sectors. A whopping 350 plots have been offered for sale in the recent past and are almost completely sold.
Hengersberg is located directly on the A3 and has its own junction. This means that important economic centers can be reached quickly, and Munich Airport is also within an attractive 50-minute drive.
The market town of Hengersberg - incidentally the oldest in Old Bavaria - is not just a purely economic location, but has a well-developed structure with plenty of stores and restaurants as well as a beautiful historic town center. In the modern residential community, village homeliness is cultivated just as much as economic growth and is even seen as a necessary part of it, which is part of the basis for success. The 80 or so clubs and societies also contribute to this. The Hengersberg municipal works provide rooms for parent-child groups free of charge. There are four kindergartens with a total of 300 places as well as two elementary school and a secondary school with a total of more than 600 pupils. In addition, numerous clubs offer many activities for children, young people and families.
There is also no shortage of medical care that a market like this needs: General practitioners, specialists and dentists are on site, as are pharmacies, etc.
