Our plot is located on the last building site in the south of Wald with a view of a non-buildable open meadow and natural area with a unique view into the distance.

The plot is one of 6 new buildings, the neighborhood is very pleasant and the residential area is very safe and well maintained. Due to the cul-de-sac that ends at our property, the location is very quiet. The road from the entrance to the village can no longer be heard downstairs.

The municipality of Wald is located 20 kilometers north of Lake Constance and south of the Swabian Alb, about eight kilometers from the towns of Meßkirch and Pfullendorf. Both of these towns have an excellent infrastructure! Pfullendorf is about 7 km away and can be easily reached by bike on a beautiful cycle path across the fields.
Überlingen or Bodman-Ludwigshafen can be reached in 25 minutes, Stockach in 20 minutes. The bus connections for schoolchildren, e.g. to Überlingen or Meßkirch, are very good.
The majority of the municipality's population is Roman Catholic, as is the case in all villages that formerly belonged to Hohenzollern. With around 2725 inhabitants, Wald is a charming little town for young families. We have a kindergarten and a great elementary school in the village, as well as a pizzeria, two banks and a pharmacy. The municipality of Wald offers a wide range of sports and leisure activities.

The Kloster Wald residential school with its excellent reputation offers an excellent educational opportunity for girls as a girls' boarding school and normal grammar school in combination with craft training in its own workshops.
The school is a 5-minute walk from our property. The elementary school is also within 5 minutes walking distance.

Miscellaneous

Due to the political uncertainties regarding heating systems, we initially opted for a pellet heating system that can be filled with bagged goods. However, our heating system is prepared in such a way that we could supply ourselves almost self-sufficiently via a PV system (this is not yet available), as the 6 KW heating rod could generate the necessary heat for this. It would also be possible to convert to a heat pump. Our heating period is roughly from October to the beginning of April. During the remaining months, the house is supplied with hot water via the solar system. With the high pellet prices last year, our costs for pellets were around 1200 euros for the whole year.

Note on the kitchen:
At the present time, we have an 8-year-old, provisional kitchen installed, which we have used up to now. However, the plan was to have it redesigned by a kitchen planner at a later date. We have already installed a very high-quality sink from Villeroy & Boch, as well as a gas stove from Siemens, which is currently operated with a gas bottle (both could be integrated into a new kitchen, please see the detailed photos of the kitchen). In addition, there is of course a power socket behind the stove for a normal stove connection. In the pantry there is a large fridge / freezer combination (Bosch KAN93VIFP), date of purchase 09.08.2021 (invoice available).

However, we did not want to give the impression in the exposé that a fully-fledged kitchen is already installed, as we know from many house sales that the kitchen is often the first thing to be replaced, even if beautiful kitchens are installed. In most cases, everyone has different ideas.
The kitchen currently only consists of the cupboards at the bottom (no wall cupboards available). The worktop is solid oak, but not yet fully installed, so we wanted to wait for further decisions.
