The apartment on offer is located in and around Munich's popular Herzogpark. This area is one of the most popular and upmarket residential addresses in the state capital. Bogenhausen's Herzogpark is one of the absolute top locations, one of Munich's most distinguished districts. This park was only created at the beginning of the 19th century. The garden architect of the English Garden, Friedrich Ludwig von Sckell, created a garden here for Minister Maximilian von Montgelas. Duke Max in Bavaria later acquired this garden and gave his name to the Herzogpark. Herzogpark gained the social reputation it still enjoys today in the 1920s and 1930s, when entrepreneurs, private individuals, prominent scientists and artists, including Thomas Mann, came to the park.

A noble social life developed. Herzogpark is characterized by magnificent historic villas and modern estates. Predominantly high-quality buildings. Its central location, on the banks of the Isar, offers a wide range of possibilities. Just a few minutes' walk to the Isar or a short stroll to the English Garden and the Chinese Tower. Short distances to the city center. All stores for daily needs can be found on nearby Kufsteiner Platz. Delicatessen, supermarket, butcher, bakery, pharmacy, bank, florist etc. First-class restaurants are within easy reach. The city center can be easily reached by car or bus. The journey time to Munich Central Station is just under 30 minutes by bus and the U4 underground line. The nearby Mittlerer Ring is an ideal transport connection by car. For example to Munich airport, in all directions, in a few minutes on Ludwigstraße, which is approx. 1.8 km away. Many specialists, hospitals etc. can be found in the nearby Arabellapark.
