Of this, approx. 48 m² is taken up by the large, bright and open-plan living/dining/cooking area, which includes a modern kitchen fitted to a high standard and as good as new. Location
The municipality of Vaterstetten / Baldham with its approx. 25,000 inhabitants is the most populous municipality in the Upper Bavarian district of Ebersberg, is largely located on the Munich gravel plain and includes the following villages: Baldham, Weißenfeld, Hergolding, Purfing, Neufarn and Parsdorf. The main town of the same name is the seat of the municipal administration and is located around 17 km east of the state capital of Munich and 18 km west of the district town of Ebersberg. The modern and attractive condominium is located in a mature and green area not far from the center of Baldham and the S-Bahn station.
The excellent transport connections should not be overlooked. Baldham is connected to Munich by the S-Bahn (S4 and S6) every 20 minutes and every 10 minutes during morning and evening rush hours. The Baldham train station and shopping facilities are located in the center of Baldham and are about a 10-minute walk from the apartment. The 451 bus stop is only approx. 300 meters from the apartment and takes you from Monday to Friday from 6:23 am to 8:23 pm every hour to all important facilities in the municipal area as well as to the Baldham and Vaterstetten S-Bahn stations. It takes about 20 minutes by S-Bahn to Marienplatz. The distance via the Wasserburger Landstraße (B 304) to the town center is approx. 18 km, as is the district town of Ebersberg. The slip roads to the eastern bypass of the BAB 99, Haar, or to the BAB 94 in Parsdorf are only approx. 4 - 6 km away, through which you can quickly and easily reach all districts of Munich, Munich Airport, the exhibition center in Riem and the Salzburg, Nuremberg and Stuttgart freeways.
In Baldham or Vaterstetten you can do excellent shopping. There are many good stores in all sectors, as well as a medical center, pharmacies and banks in a central location. In Parsdorf, which is only approx. 6 km away, there is a large commercial area with numerous well-known stores, supermarkets, DIY stores, furniture stores and outlets.
A wide range of kindergartens, crèches and schools are located directly in the town. Here you will find a grammar school, secondary school, middle school as well as primary and lower secondary schools. There is a Montessori school and the Freie Schule Glonntal in the neighboring communities in the direction of Glonn or Moosach.
The municipality of Vaterstetten has a high recreational value; there are no limits to sports, entertainment and cultural activities. This is organized by a large number of clubs. There is also an attractive sports park with a stadium.
