The system separation for each residential unit was ensured by means of a condensing gas central heating system with hot water tank. In addition to the underfloor heating, wall heating and radiators were also installed in the basement. The entire electrical installation was installed in 2003 and is in perfect technical condition. There is no investment backlog. The existing property was built as a former barn around 1890 from solid brickwork with a pitched roof. In 2003 and 2004, it was extensively converted and extended into a residential building with two separate residential units and a communal area.
The foundation of the outer shell was extended by 30 cm with Poroton stone in addition to the existing brickwork of 25 cm to 38 cm. The individual columns were laid in individual foundations in accordance with the structural analysis. The floor slab was founded in reinforced concrete with a thickness of 25 cm.
For the interior walls, brick was used in addition to aerated concrete and Poroton, depending on the use and appearance. The preservation of the brick and the additions have a very positive effect on the indoor climate as well as the appearance. Natural heat and the associated optimum air circulation is particularly noticeable during extreme temperature fluctuations.
The structure of the interior ceilings extends from the basement to the ground floor in the form of a capped ceiling with a concrete structure. A wood-concrete composite ceiling was installed on the upper floors. Particular emphasis was placed on preserving the massive old timber cross-sections as a support and load-bearing function, which are lovingly exposed as a theme in the living spaces. Additional supports required for structural reasons were also lovingly and painstakingly added to the solid timber construction.
The ridge height of 9.20 m is particularly effective on the top floor. The existing wooden beam construction was extended in the area above the upper floor by a new fillet slice and also retained. In addition to 3 new dormers, the roof covering was also completely renewed with clay tiles and the slate chimney heads and fitted with thermal insulation.
Depending on the use and desired incidence of light, high-quality wooden frames made of Meranti with "semco plus SN1" glazing were individually adapted and installed by the carpenter to match the overall impression of the property.
All construction documents, plans and documentation from 2003-2005 are available and will be handed over to the new owner.
