For sale here is an approximately 746 square meter, uniquely located property in a district of Simmelsdorf (Nürnberger Land).

From the village it goes up the mountain, with some curves and hairpin bends, at the top of the plateau there are finally only a few houses to the left of the road, behind and to the right of it there are only fields and fruit trees, meadows and forests. There is virtually no traffic here (the access road is a dead end) and you will hardly see any people (at most a few hikers in summer), but the view of the surrounding mountains is unobstructed.

So this property is right at the top and fully exposed to the sun. The view is magnificent (and even more beautiful from the top floor of the little house you can build here ;-).

And you can build here: This fall, the municipality issued an outdoor area statute for the plot for sale and some adjacent parcels, which has already come into force. In other words, you can definitely build here for residential purposes ("non-disturbing craft and commercial enterprises" are also permitted).

As an example of what is possible here, we submitted a preliminary building application for a detached house (132 square meters of living space, split-level construction due to the slight slope, double carport), which was approved by both the municipality (unanimously, by the way ;-) and the district office.

The buyer will receive the approval planning and contact with the architect who designed the house if he wishes. But of course the buyer is free to build a house according to his own wishes, i.e. smaller, larger, etc., within the framework of what is technically permitted. And of course it is also conceivable to "only" build a weekend cottage here (nobody says that it has to be spartanly furnished).

Two other things are worth mentioning: firstly, that there is a very nice pub in the village at the foot of the hill; and secondly, that although you have complete peace and quiet here, as mentioned, you are not out of the world. It is 7 km to the freeway exit Schnaittach (A 9), 8 km to Schnaittach itself, 16 km to Lauf an der Pegnitz, 47 km to Nuremberg, 48 km to Erlangen, 17 km to Eckental and 13 km to Gräfenberg.
