Property description:
The property consists of parcels 11/2 and 11/3 with a total area of 688 m² and is located in the "Mühlenstraße" redevelopment area of the town of Malchow.
The property is characterized by its unique location, to the north directly on the small town harbour of Malchow, to the east directly on Lake Malchow with a view of the monastery and to the south directly on a navigable small waterway.
The pier of approx. 10 m² belongs to the property.
The boathouse does not belong to the property (unfortunately). Access is not via our property.
Parcel 11/2 - "Front house"
There is a detached apartment building in need of renovation and an outbuilding on the parcel of land. There is/was a building and renovation permit for the front building for conversion/renovation into a three-family dwelling with the addition of lake-side balconies. It would also be conceivable to demolish the apartment building.
The building permit is inactive due to the construction standstill.
The apartment building has been completely gutted and is not habitable.
Parcel 11/3 - "Lake property"
There are currently outbuildings and garden land on this parcel of land. The construction of a new two-storey detached house with 147 m² of living space and 7 rooms is permitted on the lakeside plot. The building permit for the new building is valid until October 2024. A subsoil survey and approval from the district for the installation of micropiles have also been obtained.

The historic center is located on an island, which is romantically situated in Lake Malchow and can be reached from the west via the swing bridge and from the southeast via the earth dam. The swing bridge and the town harbor are tourist attractions.
The infrastructure, such as shopping facilities for daily needs, restaurants, doctors of various specialties, pharmacies and banks are well developed in Malchow.
Malchow has good public transport connections. The Inselstadt Malchow stop is located on the Malchow-Waren (Müritz) railroad line in the immediate vicinity of the town center. Malchow is also located on the federal highway 192 between Goldberg and Waren (Müritz). The A 19 federal highway (Berlin-Rostock) runs to the west of the town and can be reached via the Malchow and Waren/Müritz junctions.
