Old forge with forge, industrial floor, 4.5 meters high, studio I.OG, IDEAL for KiTA

This gem is located at Gertigstrasse 4 c, 22303 Hamburg, in the middle of Winterhude's most popular mile, on the corner of Mühlenkamp.
Built in 1893, it was used as a blacksmith's shop on the ground floor until 1953 and supplied the horses of the Hamburg Riding Club on Sierichstrasse and the nearby Winterhude Brewery, among others.

Afterwards, until 2021, an art locksmith's shop used the large hall with its still functioning forge, the steel winches mounted on the ceiling and steel struts, which enable the transport of heavy goods up to 850 KG in the forge with overhead trolley.
The floor was excavated in 20013, insulated and refurbished with durable industrial cement.
The windows are still in the original condition of the forge.
The interior is red brick, the exterior freshly painted.
A large new double steel door provides direct access to the hall on one level.
All supply and disposal elements are in working order.
In the 1st floor there is a studio with bathroom and WC, kitchen and gas heating on a stable, resilient industrial floor.
A winch can be used to pull goods directly upwards into an open double door.
The 1st floor is a one-room studio.
An additional 5 parking spaces can be rented directly in front of the building at Gertigstrasse 4 c.

The location is centrally located on the corner of Mühlenkamp on Gertigstrasse, which has now become a traffic-calmed bicycle street with normal speed, newly wide boulevard-style sidewalks so that cyclists no longer interfere with the sidewalks.
A loading zone has been set up directly at the entrance to Gertigstrasse 4c.
Three trucks, for example, can comfortably stop and unload there on weekdays from 7 am to 6 pm.
