If you are a sport or leisure rider and are looking for a cozy new home for you and your family together with your horses, you have come to the right place!

The house offers on the ground floor with 124 square meters a spacious hallway with 2 entrances (south and north), the elegant living room with English stove and parquet floor, a kitchen with wooden beams and underfloor heating, a utility and storage room and a guest toilet.

On the 1st floor there are 4 spacious and bright bedrooms, one of which has an adjoining dressing room, 1 family bathroom and 1 guest bathroom, both of which also have underfloor heating. The ceiling with elaborate carvings, the integrated bookshelf in the hallway and the beautiful wooden floorboards are also worthy of note.

The community of approx. 2,000 inhabitants has a solid infrastructure: kindergarten, elementary school, doctor's surgery and pharmacy, heated swimming pool, supermarket, bakery (with post office), beverage store (with Hermes), inn with beer garden, car repair shop, soccer and dog training ground and a theater. Larger shopping facilities can be found in nearby Rotthalmünster, Simbach am Inn or Bad Füssing. The university town of Passau with its historic old town is a 40-minute drive away, as is Salzburg. You can also make wonderful excursions to the Austrian lakes, e.g. Mattsee, Wolfgangsee, Traunsee or Attersee, which are all less than 1 hour away.

A big advantage is the new highway A94, which takes you to Munich in about 1 hour.
If you have children, you will find all secondary schools in nearby Simbach, to which there is a school bus connection. There is also a bus service to the surrounding villages. And there are numerous leisure activities on offer in the village.

Riders have a variety of riding opportunities in the surrounding area for training and recreation on flat or hilly trails.
But nature lovers can also find numerous walking, hiking and cycling trails in the European nature reserve Unterer Inn, which is approx. 500 m away. The newly built information center regularly offers interesting guided tours. And about 800 m away, on the Inn bridge, Austria already begins, also with extra cycle routes to the surrounding castles, churches and sights.
